Responsible for assisting the Maintenance Director with the activities of the maintenance department to ensure environmental center compliance in accordance with Federal, State, and Local ordinances, regulations, and building codes. Ensures the center is maintained in a sanitary, attractive, and orderly condition; in good repair and free from hazards such as those caused by electrical, plumbing, ventilation, heating, and cooling systems. Also responsible for the provision of quality laundry service.
Responsibilities
- Assist with all Environmental Services personnel and daily work in assigned areas throughout the center in an effective, efficient manner that enhances service levels while providing appropriate control of expense budgets, staffing, and the resolution of interdepartmental and personnel problems.
- Process and maintain records of accounts payable, supplies received, equipment maintenance, and other department business.
- Assist with the execution of the Company’s preventive maintenance program and record-keeping systems to maintain the center at its highest level of physical function.
- Develop a center profile and physical plant history by maintaining complete documentation of all maintenance activities, including accurate records of all replacement parts and materials used; maintain records of fuel supply.
- Perform all routine maintenance and repair work for the center in accordance with Federal, State, and Local ordinances, regulations, and building codes.
- Work with residents, nurses, physicians, department leaders, and other staff members regarding environmental services requests, infection prevention, service resolution opportunities, and other interdepartmental matters. Provide timely follow-up for information to requesting departments. Communicate and consult with management on best practices.
- Maintain electrical and mechanical equipment in good working order; adjust functional parts of devices and control instruments; lubricate and clean parts as needed.
- Lubricate potty chairs, wheelchairs, shower chairs, wheeled Geri-chairs, drug carts, etc.; repair outdoor chairs and benches; report serious mechanical failures and problems to the Administrator.
- Pick up work order requests daily and establish work priority.
- Perform daily rounding and inspection of assigned areas to ensure company standards for cleanliness are met. Work in conjunction with the infection control department to meet all standards. Provide education and ensure staff compliance with all safety and regulatory guidelines.
- Check light bulbs, exit lights, heat and water temperatures, circuit breakers, temperatures of walk-in cooler, freezers, and standing refrigerators, and the call-light system for each room; make necessary adjustments.
- Clean lint, dust, and dirt from dryers, vents, and heat registers; clean condenser coils in refrigeration units; hose out garbage cans; wash windows and screens outside the building; clean ice machines.
- Check bedrails, toilet seats, and grab rails for security and proper functioning; check windows for presence of screens and glass.
- Ensure proper functioning of power generator, time clock, exhaust fans, water fountains, toilets, and drains; balance scales and check operation of elevators, if applicable.
- Conduct fire drills; check fire extinguishers for correct position, charges, and storage; test all smoke detectors and lubricate all fire doors.
- Identify and recommend independent contractors for repairs or maintenance work beyond the capabilities of center employees; request and obtain direction from the Support Services Consultant as needed.
- Provide 24-hour “on-call” service to the nursing center in case of emergency.
- Attend and participate in staff meetings, department head meetings, and other center meetings; sit on required committees.
- Assist in developing and updating departmental procedures and policies.
- Supervise the day-to-day maintenance functions of assigned personnel.
- Ensure an adequate supply of maintenance supplies is maintained to perform daily tasks.
- Prepare resident rooms for new and/or discharging residents.
- Maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards.
- Work to problem solve, plan, organize, communicate, and cooperate with others to ensure projects are completed.
- Maintain accurate maintenance records of work done.

Requirements
- High School diploma preferred.
- One to two years of supervisory experience in a commercial establishment with knowledge of maintenance procedures.
- Minimum of 2 years of work experience in long-term care preferred.
