Job Description

High school diploma or equivalent; vocational training or certifications in maintenance, HVAC, plumbing, or related fields preferred.
Prior experience in maintenance, particularly in healthcare, senior living, or similar settings.
Strong knowledge of building systems, including electrical, plumbing, HVAC, and safety systems.
Ability to troubleshoot and repair mechanical and electrical issues effectively.
Excellent problem-solving skills with attention to detail.
Strong communication skills, with the ability to interact professionally with residents, staff, and visitors.
Ability to work independently, manage time effectively, and collaborate with a team.

Key Responsibilities

  • Routine Maintenance: Perform inspections of building systems, complete scheduled preventative maintenance tasks, repair or replace broken fixtures, handle basic carpentry, painting, drywall repair, and other maintenance tasks, conduct monthly inventories of supplies, and maintain par levels.
  • Emergency Repairs: Respond promptly to emergency maintenance requests, address safety concerns, and resolve issues with heating, cooling, plumbing, or electrical systems.
  • Equipment and Systems Maintenance: Ensure that all systems are functioning properly through regular inspections and maintenance, troubleshoot and resolve issues, conduct regular inspections of fire alarms, emergency lighting, and other safety systems, and ensure compliance with safety codes and regulations.
  • Facility Upkeep: Maintain the cleanliness and functionality of facility common areas, ensure all equipment is operating safely and efficiently, and assist with internal resident moves as needed.
  • Safety and Compliance: Adhere to safety regulations and codes, report any potential hazards, ensure compliance with local, state, and federal regulations, perform hazard, safety, and OSHA compliance inspections, and maintain documentation.
  • Inventory Management: Maintain the inventory of maintenance tools, supplies, and materials to ensure that all necessary items are available.
  • Collaboration and Communication: Work closely with the Director of Environmental Services, report completed work, maintenance issues, and unresolved problems, and collaborate on fire drills, safety inspections, and compliance with regulations.
  • Additional Responsibilities: Perform apartment renovations after residents move out, assist with internal resident moves, complete resident service requests within 24 hours, maintain seasonal decorations, and assist with storage as directed.

Pay and Benefits

The pay range listed for this position is the base hourly wage range the organization reasonably and in good faith expects to pay for this position at this time. Actual compensation is determined based on several factors, that may include seniority, education, training, relevant experience, relevant certifications, geography of work location, job responsibilities, or other applicable factors permissible by law. Compensation may exceed the base hourly rate depending on shift differentials, call pay, premium pay, overtime pay, and other additional pay practices, as applicable to the position and in accordance with the law.
