About the role

BSI Lending Division – Loan Technicians staff a centralized disclosure desk to ensure adherence to regulatory and secondary-market requirements throughout the mortgage loan cycle. The role also performs loan-level reviews to maintain data quality and integrity in line with Company and Investor expectations, and provides support to key business partners on compliance with federal and state regulations.

Responsibilities

  • Review and interpret contractual, loan, property/market, and borrower-related information to determine required disclosures.
  • Follow training and audit checklists to evaluate loan files for data accuracy, consistency, and completeness.
  • Prepare Loan Estimate (LE) and Preclosing Disclosure (PCD), confirm fees and pricing, and deliver to borrowers.
  • Monitor and disclose Change of Circumstance (COC) requests per TRID guidelines, verifying fee and loan information for accuracy.
  • Monitor and execute Notice of Incomplete letters as necessary.
  • Process cancelled, denied, or withdrawn files, including pre-HMDA review.
  • Oversee the locked pipeline to prevent loan expiration pre- or post-closing.
  • Collaborate with Loan Officers and Processors to validate pricing accuracy and ensure data integrity of lock details in the loan origination system.
  • Monitor loan pipelines daily to advance files to the next applicable milestone.

Skills

  • Basic knowledge of mortgage loans, loan-level data, and mortgage terminology.
  • Attention to detail, high level of accuracy, and ability to review self-created work.
  • Strong analytical skills and mathematical fluency.
  • Excellent oral and written communication skills.
  • Comfortable performing research and analysis.
  • Effective time management and ability to work within strict deadlines.
  • Ability to pivot quickly between tasks.
  • Takes direction well and maintains professional business communication.
  • Teamwork orientation.

Qualifications

  • High School diploma or equivalent.
  • Mortgage loan experience preferred but not required.
  • Familiarity with Outlook, Microsoft Word, and Excel.
  • Excellent quantitative skills and strong written/verbal communication skills.

Work Environment

This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Ability to sit for long periods of time is essential.

Schedule

This is a full-time position, Monday through Friday, 8:00 a.m. to 5:00 p.m. CST. Additional hours may be required.
