About the role
The Leasing Specialist position at The NRP Group's new lease-up community in Princeton, TX, is part of the A+ team. This role is under the direction of the Community Manager and involves maximizing occupancy through various marketing and administrative tasks.
Responsibilities
- Conduct all leasing activities, including responding to telephone inquiries, providing tours, following up with prospects, and coordinating move-ins.
- Perform telephone market surveys and physical shop visits of competitors to recommend strategies and programs for on-site marketing.
- Initiate sales outreach plans, including new development, community management, internal and external communication, and support.
- Recommend programs and strategies to increase qualified traffic and closing ratios.
- Maintain passing e-shop, phone shop, and physical shop scores.
- Adhere to NRP prospect and resident follow-up procedures, including sales, service, request, and random follow-ups.
- Inspect apartments with new residents at move-in and complete necessary paperwork.
- Support Community Assistant with tracking renewals, lease expirations, and notices to vacate.
- Collect and accurately process and report receipt of application fees, security deposits, rents, and other fees.
- Keep files, desk, and leasing area organized.
- Comply with Fair Housing regulations, Tax Compliance regulations, and other laws related to property-specific guidelines and occupancy standards.
- Inspect market-ready units and models each morning, ensuring models/mini-models are stocked with refreshments, lights on, and show-ready.
- Occasionally assist at other properties, run errands to support the property, and perform other duties as required.
Requirements
- Education: High school diploma or equivalent, college preferred, Tax Credit Specialist (TCS) accreditation preferred.
- Experience: 1-year customer service or sales experience (or relevant education).
- Technical Skills: Strong computer skills and proficiency in Microsoft Office, Yardi.
- Other Requirements: Valid Driver’s License and reliable transportation.
Skills & Abilities
- Strong computer skills and proficiency in Microsoft Office, Yardi.
- Ability to maintain passing e-shop, phone shop, and physical shop scores.
- Knowledge of the LIHTC program and ability to ensure file compliance.
- Excellent customer service and courteous attitude towards all customers.
- Ability to maintain availability for resident functions, community affiliated events, and weekends.
