Primary Responsibilities
- Walk marketing tours, open target viewings, ensure clean and rent-ready apartments, model homes, and community amenities.
- Effectively coordinate daily activities through the management of People, Product, Price, and Promotion.
- Exercise discretion and independent judgment in the daily marketing and advertising functions of the community to enhance performance.
- Manage effectiveness of mini model items, placement, and presentation.
- Manage the timely responses of resident and prospective resident calls and emails; monitor and verify traffic in queue is responded to daily.
- Answer incoming calls, convert phone calls into walk-in traffic, set viewing appointments; ensure all leasing traffic is recorded and input daily.
- Tour prospective residents with energy and enthusiasm the Weidner way.
- Ensure successful leasing by facilitating the application process at the end of the tour.
- Maintain and follow up on traffic in queue.
- Oversee completion of market analysis and shop competitive properties at least monthly; implement marketing and leasing strategies daily.
- Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy.
- Actively manage lease renewals in a timely manner and develop retention program.
- Ensure market-ready apartments, common areas, and amenities are clean and maintained daily to Weidner’s quality standards.
Qualifications
- 2+ years of property management experience required.
- Prior customer service experience required.
- Complete tasks in a safe and efficient manner.
- Able to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis.
- Able to give professional directions clearly in person, over the phone, email, and text.
- Experience in Microsoft products preferred (Word, Excel, PowerPoint, and Outlook).
- Experience with Yardi, HappyCo, and Paycom preferred; willing and able to learn new software programs.
- Follow Weidner’s Mission, Vision, and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/provincial, and federal laws.
- Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times.
- Work effectively and cooperatively in a team environment and/or independently.
- Able to work overtime as requested.
- Willing and able to be assigned to other Weidner properties as needed.
- Working knowledge of English; detail-oriented, well organized.
- Must agree to a criminal background check and sign an agreement for voluntary drug testing.
- Must have access to personal vehicle and/or reliable transportation, at all times.
- Driver’s license, vehicle, and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work.
