Leasing Specialist

Responsibilities

• Answer phones and inquiries on housing availability.
• Speak confidently to all inquiries regarding the various features offered.
• Schedule and assist with periodic inspections.
• Conduct Move-In and Move-out inspections with the client.
• Pre-inspect homes as assigned by supervisor prior to a scheduled Move-in to assure clean, habitable conditions and to create a favorable first impression.
• Explain the community benefits to clients.
• Familiarize oneself with the various floor plans and neighborhoods that are available to the various ranks on the waiting lists.
• Keep accurate records of all inquiries and applications on the waiting list.
• Maintain resident confidentiality and comply with code of ethics.
• Ensure completion of all required documentation to process the application including completion of the Lease and Move-in packet as well as all required leasing reports.
• Ensure the Move-in packet is completed according to the guidelines with a completed Move-In Inspection, signed by both management and the resident, and in compliance with Fair Housing Laws.
• Monitor and follow up on the status of applications and the applicant’s acceptance or rejection of homes within their eligibility.
• Affordability and maintain mutually respectful, collaborative relationships with staff and residents.
• Attend appropriate internal and external meetings as assigned by supervisor.
• Enforce and adhere to company policies, rules and regulations.
• Participate in staff meetings and trainings as directed by supervisor.
• Perform other related duties and responsibilities as assigned.

Qualifications

• High School Diploma/GED
• Valid Driver’s License and acceptable driving record required
• Computer skills including MS Word, Power Point and Excel
• Required Experience: Any combination of experience, education or training that will assist the employee to successfully fulfill the required knowledge, skills and abilities.
• Preferred Knowledge: Housing specific software, i.e. Yardi, RealPage.

Working Conditions

• Primarily office work in a typical office environment, however, will be required to show available units to prospective residents which may involve driving, walking, climbing stairs as part of home inspection tours in a variety of weather conditions.
• Some degree of stress resulting from working in a close environment as well as working with the public and other employees.
• Must be able to work flexible hours to occasionally include evenings or weekend work.
