About the role

The Leasing Specialist has the primary responsibility of coordinating all requests from military families with the property management team. This position assists in daily leasing functions including leasing homes to prospective clients, qualifying applicants, executing leases, maintaining resident files, and monitoring Government compliance issues. Additional responsibilities include assisting with social programs, meeting with resident groups, and ensuring compliance with Hunt Military Communities policies and Government requirements.

Responsibilities

  • Coordinates all requests from military families with the property management team.
  • Performs leasing functions such as showing vacant units and executing leases and renewals.
  • Qualifies applicants in accordance with Government compliance requirements.
  • Coordinates move-in dates and pre-move-in inspections with incoming military families.
  • Coordinates move-outs, pre-inspections, and final inspections for outgoing military families, including calculating charges for damages and delivering final utility bills where applicable.
  • Assists in inspecting model and vacant homes to ensure readiness for tours, including touch-up cleaning.
  • Receives and records service requests and disburses them to the appropriate Maintenance Director or Manager.
  • Maintains resident file jackets and maintenance file jackets as applicable.
  • Performs routine market analysis reports.
  • Assists in ensuring the property follows legal document requirements and procedures.
  • Organizes and schedules social events, educational classes, physical activities, and family functions for residents, which may require flexible hours.
  • Prepares and recommends advertising and marketing strategies to generate property traffic.
  • Develops property concepts by researching market rates, economic trends, and competitive properties.
  • Markets property by advertising vacancies, identifying prospective tenants, creating marketing materials, and participating in community activities.
  • Prepares properties for showings and highlights benefits such as location, amenities, and security.
  • Completes leases by reviewing contract requirements, negotiating terms, obtaining signatures, deposits, and payments.
  • Creates and collaborates on advertising across all venues, including social media.
  • Drives for the company using either a company vehicle or a personal/rental vehicle for more than 50% of work duties.

Requirements

  • High School Diploma or GED required.
  • Bachelor’s Degree in Business Administration, Property Management, or a related discipline preferred.
  • Previous leasing experience required.
  • Experience working with computers and office software such as Email, Word, Excel, and internet browsers required.
  • Previous experience in sales preferred.

  • Takes initiative to identify and anticipate client needs and make recommendations.
  • Uses technology platforms on a daily basis.
  • Basic understanding of safety practices.
