Responsibilities
- Greet and qualify prospects, conduct community tours, show apartments, process applications, credit screen, and perform criminal background checks.
- Prepare lease and move-in package, ensure smooth move-in and lease signing, and inspect apartments prior to move-in to ensure they are in move-in ready condition.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy.
- Create and drive traffic to the community through internet marketing, resident referral programs, and other community-specific marketing activities.
- Track apartment availability, record leasing activities, manage resident and prospect data, and prepare reports using on-site property management software.
- Ensure show units meet show quality standards by inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction, send thank-you notes, and make phone calls or other contacts to finalize lease decisions.
- Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring lease renewal documents are signed and implemented on time.
- Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and document and convey resident or other requests to the appropriate individuals.
Requirements
Required Licenses or Certifications: All licenses and/or certifications as required by State and Local jurisdictions, valid driver’s license to operate a golf cart on property.
Physical Demands
- Stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
Pay
The hourly range for this position is $17.00 - $19.00
