Responsibilities

  • Greet and qualify prospects, conduct community tours, show apartments, process applications, credit screen, and perform criminal background checks.
  • Prepare lease and move-in package, ensure smooth move-in and lease signing, and inspect apartments prior to move-in to ensure they are in move-in ready condition.
  • Stay informed about market conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy.
  • Create and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools, and community-specific marketing plans.
  • Use on-site property management software to track apartment availability, record leasing activities, manage resident data, and capture demographic information.
  • Ensure show units meet company standards for quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office.
  • Follow up with prospects and new residents to ensure satisfaction, send emails, thank-you notes, and make phone calls or other contacts to finalize lease decisions.
  • Execute lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring lease renewal documents are signed and implemented on time.
  • Respond quickly and courteously to resident and client/owner concerns and take prompt action to solve problems or document and convey requests.

Requirements

Required Licenses or Certifications: All licenses and/or certifications as required by State and Local jurisdictions, valid driver’s license to operate a golf cart on property.

Physical Demands

  • Stand, walk, and/or sit for extended periods of time, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations.
  • Work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Additional Compensation

The hourly range for this position is $17.00 - $19.00.
Additional compensation includes:
- Corporate Positions: Quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: Weekly, monthly, and/or quarterly bonus programs.
