About the Role
This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
- Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing.
- Inspect apartments prior to move-in to ensure they are in move-in ready condition and coordinate with the maintenance team to address any outstanding items.
- Stay informed about current market and competitor conditions to develop and implement short- and long-term marketing plans and goals.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
- Ensure the community and show units meet company standards for show quality by inspecting the marketing corridor, communicating maintenance needs, and merchandising show units and amenities.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client concerns, documenting and conveying requests to the appropriate individuals.
Requirements
- 1-2 years of leasing experience.
- Prior experience in Affordable Housing or Lease-Up preferred.
- Proficiency using Funnel, Yardi, or CRM software.
- Valid driver’s license to operate a golf cart on property.
- Must meet all licensing and certification requirements as mandated by state and local jurisdictions.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods.
- Capable of bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
- Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, holidays, and on-call availability.
- Rare or regular travel may be required to assist other properties, attend training, or business meetings.
Pay
The hourly pay range for this position is $21.00 - $23.00/hour (Thousand Oaks, CA). Many factors, including business requirements, prior experience, current skills, and geographical location, determine employee pay within the posted range.
