About the role
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. You will perform all activities related to leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
- Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
- Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing process.
- Inspect apartments prior to move-in to ensure they are in move-in ready condition and schedule any outstanding maintenance items.
- Stay informed about current market and competitor conditions to develop and implement short- and long-term marketing plans and goals.
- Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
- Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, and manage resident and prospect data.
- Ensure the community and show units meet company standards for show quality through daily inspections and maintenance coordination.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely lease renewals.
- Respond quickly and courteously to resident and client concerns, taking prompt action to resolve issues.
Requirements
- 1-2 years of leasing experience.
- Proficiency using Yardi or similar property management software.
- Prior affordable housing experience preferred.
- Sales experience.
- Valid driver’s license to operate a golf cart on property.
- Required licenses or certifications as mandated by state and local jurisdictions.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time.
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, and holidays; may require taking "call" shifts.
- Rare or regular travel may be required to assist other properties, attend training, or business meetings.
Pay
The hourly pay range for this position is $22.00 - $24.00/hr (Los Angeles, CA). Many factors go into determining pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
Schedule
Wednesday–Sunday.
