Leasing Professional- The Parlor (Student Living)

Essential Responsibilities

  • Greet and qualify prospects, conduct community tours and show apartments, process applications, credit screenings, and criminal background checks.
  • Prepare the lease and move-in package, ensure smooth move-ins, and address any outstanding items with the maintenance team.
  • Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions and special programs.
  • Create and drive traffic to the community through internet marketing, resident referral programs, and other community-specific marketing activities.
  • Use on-site property management software to track apartment availability, record leasing activities, manage resident data, and maintain show units.
  • Inspect apartments for move-in readiness, communicate maintenance needs to the maintenance team, and ensure the leasing office is prepared for daily activities.
  • Follow up with prospects and new residents to ensure satisfaction, send communications, and make contact to finalize lease decisions.
  • Execute lease renewal activities, prepare renewal letters and packages, meet with renewing residents, and ensure timely implementation of lease renewal documents.
  • Respond to resident and client inquiries promptly and take prompt action to solve problems or document requests.

Other Responsibilities

  • Complete various reports and perform other duties as assigned or necessary.

Required Licenses or Certifications

  • Licenses and certifications as required by State and Local jurisdictions.
  • Valid driver’s license for operating a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required.
  • Flexible work schedule, including evenings, weekends, and holidays.
