About the Role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Schedule

Monday-Friday; 9am-6pm + rotating weekends

Responsibilities

  • Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth move-ins.
  • Inspects apartments prior to resident move-in to ensure they are move-in ready and schedules any outstanding maintenance items.
  • Stays informed about current market and competitor conditions, develops and implements short- and long-term marketing plans, and follows community policies related to concessions and specials to sustain occupancy.
  • Designs and executes marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email), and other community-specific marketing plans.
  • Uses on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensures the community and show units meet company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
  • Follows up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
  • Executes lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
  • Responds quickly and courteously to resident and client concerns, taking prompt action to resolve problems or document requests.

Requirements

  • Must have all licenses and/or certifications required by state and local jurisdictions.
  • Must have a valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays.

Pay

The hourly range for this position is $18.00 - $20.00.

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Additional Compensation

  • Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
