About the role

Greystar is a leading, fully integrated global real estate platform offering expertise in property management, investment management, development, and construction services in institutional-quality rental housing. Based in Richmond, Virginia, this position is part of the leasing team responsible for achieving the community's revenue and occupancy goals.

Responsibilities

  • Greet and qualify prospects, conduct community tours, show apartments, process applications, conduct credit screenings, and perform criminal background checks.
  • Prepare lease and move-in packages, ensure smooth resident move-ins and lease signings, and inspect apartments prior to move-in to ensure they are in move-in ready condition.
  • Develop and implement short- and long-term marketing plans to sustain occupancy, follow community policies regarding concessions, specials, and other programs, and execute marketing activities to drive traffic to the community.
  • Track apartment availability, record leasing activities, manage resident and prospect data, and ensure the community and show units meet show quality standards.
  • Follow-up with prospects and new residents to ensure satisfaction, respond to resident and client/owner concerns, and take prompt action to solve problems.
  • Execute lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents, and ensuring lease renewal documents are signed and implemented on time.

Requirements

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions and a valid driver’s license to operate a golf cart on property.

Physical Demands

  • Stand, walk, and/or sit for extended periods of time.
  • Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties as needed.
  • Work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Pay

The hourly range for this position is $20-$22.

Additional Compensation

  • Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.

Qualifications

Qualifications include a high school diploma or equivalent, along with a valid driver’s license and a valid State and Local licenses/certifications as required. Previous experience in property management, leasing, or similar field is preferred.
