About the Role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities, resident satisfaction, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
  • Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing process.
  • Inspect apartments prior to resident move-in to ensure they are move-in ready and schedule maintenance as needed.
  • Stay informed about current market and competitor conditions to develop and implement marketing plans and goals.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
  • Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, and manage resident and prospect data.
  • Ensure the community and show units meet company standards for show quality, including daily inspections and maintenance coordination.
  • Follow up with prospects and new residents to ensure satisfaction through emails, calls, or notes.
  • Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely document signing.
  • Respond promptly and courteously to resident and client concerns, documenting and conveying requests as needed.

Requirements

  • Must have all licenses and/or certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Must work a flexible schedule, including evenings, weekends, and holidays, and be available for on-call duties.

Pay

The hourly range for this role is $20.00 - $23.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
