This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, show apartments, process applications, credit screening, and criminal background checks, prepare lease and move-in packages, and ensure smooth resident move-in and lease signing.
  • Inspect apartments prior to resident move-in to ensure they are in move-in ready condition; schedule outstanding maintenance items with the maintenance team.
  • Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans and goals to sustain occupancy; follow community policies on concessions, specials, and other programs to boost occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email, and other websites), and community-specific marketing plans.
  • Use on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.
  • Ensure the community and show units meet company standards for show quality: inspect the marketing corridor and leasing tour daily, communicate maintenance needs, merchandise show units and amenities, and prepare the leasing office for daily activities.
  • Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts to finalize leasing or renewal decisions.
  • Execute the lease renewal program: prepare renewal letters and packages, meet with renewing residents, and ensure timely signing and implementation of renewal documents.
  • Respond quickly and courteously to resident and client/owner concerns; take prompt action to resolve problems or document and convey requests to appropriate individuals.

Requirements

  • Entry-level position.
  • Must have all licenses and certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • Occasional travel may be required to assist other properties, attend training, or business meetings.
  • Flexible work schedule, including evenings, weekends, and holidays; may require taking “call” during off-hours.

Pay

The hourly range for this position is $22.12 - $24.00 (San Jose).

Schedule

Saturday – Wednesday.
