About the role

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Property details: Midrise, lease-up stage, 229 units.

Responsibilities

  • Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and preparing lease and move-in packages.
  • Inspect apartments prior to move-in to ensure they are ready and schedule maintenance as needed.
  • Monitor market and competitor conditions to develop and implement marketing plans and goals for sustained occupancy.
  • Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing tools (Craigslist, Facebook, email, etc.).
  • Use property management software (OneSite, Yardi, etc.) to track apartment availability, record leasing activities, and manage resident and prospect data.
  • Maintain the community and show units to company standards, including daily inspections, communicating maintenance needs, and merchandising amenities.
  • Follow up with prospects and new residents to ensure satisfaction and finalize leasing decisions.
  • Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely document signing.
  • Respond promptly and courteously to resident and client concerns, taking action to resolve problems or document requests.

Requirements

  • Must have all licenses and certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
  • May require rare or regular travel to assist other properties, attend training, or business meetings.
  • Flexible work schedule, including evenings, weekends, holidays, and on-call duties.

Pay

The hourly range for this position is $18.00 - $20.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
