About the role
This position focuses on achieving leasing, marketing, and administrative objectives to contribute to the success of the community. You will build rapport with future and current residents to ensure desired occupancy and retention levels, and monitor community support systems to maintain communication between the community and support areas.
Responsibilities
- Perform daily leasing tasks, including preparing the property for business by completing Morning Merchandising (walking the property, making adjustments, or reporting items needing attention).
- Ensure apartments, clubhouse, common areas, and amenities are clean and welcoming for tours.
- Respond promptly to prospective resident inquiries and encourage them to schedule tour appointments.
- Determine prospective residents' needs and demonstrate how the community fulfills them.
- Explain lease options, move-in costs, promotions, and monthly rental amounts based on desired features.
- Create urgency to secure applications from interested prospective residents and follow up with those who do not immediately apply.
- Maintain thorough product knowledge of your community and surrounding communities, including regularly shopping competing properties.
- Represent the organization professionally to residents, prospective residents, and the community with exceptional customer service.
- Resolve residents' concerns with courtesy, urgency, and quality consistent with company policies.
- Initiate outreach marketing to local businesses and foster effective relationships.
- Support the Café Application and Recertification teams by ensuring timely submission of documents and information.
- Notify future residents of application approval, collect deposit balances, and assign available units.
- Inspect apartment homes prior to move-in to ensure adherence to Concord standards and report any issues.
- Ensure proper execution of leases and related documents, including collecting necessary information, resident documents, and payments.
- Encourage residents to renew leases; for those moving out, ensure proper documentation, inspections, and communication of move-out procedures.
- Address resident-related damages and policy violations, ensuring proper communication and collection of applicable fines or fees.
- Assist in implementing and executing resident activities, including after-school programs, retention events, training programs, and required service functions.
- Complete required inspections and administrative work as directed.
- Work schedule may include evenings, weekends, and non-scheduled support for urgent issues.
Requirements
- General knowledge of business.
- High School Diploma or equivalent required.
- Strong customer service, verbal, and written communication skills.
- Demonstrated customer service or sales experience.
- Property management leasing experience is preferred.
- Demonstrated problem-resolution experience.
- Ability to speak, read, and write English for safety and productivity reasons.
