Job Description

Bruziv Partners is seeking a Leasing Professional who is dedicated to excellence, goal-oriented, possesses strong closing skills, and enjoys working in a fast-paced environment. The ideal candidate will join the team at The 401 Lofts, a 189-unit luxury downtown Akron property.

Responsibilities

  • Cook up apartment readiness with maintenance to ensure units are move-in ready and available for tours.
  • Maintain awareness of competing communities, rental rates, concessions, and market conditions.
  • Recommend and assist with leasing specials, outreach efforts, and marketing initiatives to boost traffic and occupancy.
  • Monitor leasing traffic, conversion ratios, occupancy, upcoming vacancies, notices to vacate, and lease expirations.
  • Aid prospective residents through the application, approval, lease signing, and move-in process.
  • Keep accurate prospect records and follow-up activities in AppFolio.
  • Build rapport with prospective residents and effectively communicate the benefits of the community.
  • Schedule and conduct professional property tours highlighting community amenities and apartment features.
  • Maintain consistent communication and follow-up with prospective residents throughout the leasing process.
  • Promptly respond to all telephone, email, internet, and walk-in leads.
  • Provide a top-notch, dynamic, proactive, and friendly guest customer service experience while touring prospective tenants.
  • Respond to all sales and leasing activities that meet the expected revenue and occupancy goals by promptly responding to all leads, qualifying prospects, expeditious follow-up, processing applications, credit screening, and criminal background checks as needed, and ensuring a smooth resident move-in and lease signing experience.
  • Collaborate with maintenance team members prior to resident move-in and ensure units are in move-in ready condition.
  • Demonstrate knowledge and provide feedback about current market and competitor conditions that may impact occupancy and sales results, assist with the development and implementation of short and long-term marketing plans and goals to sustain occupancy.
  • Follow the established policies related to concessions, specials, and other programs to boost occupancy.
  • Possess a sales-minded mentality with a high skill set in overcoming objections, creating a sense of urgency, and closing the deal ensuring prospects become residents at every given opportunity.
  • Strong proficiency in the use of leasing and property management software to track availability, record leasing activities, manage resident and prospect data. AppFolio experience a plus.
  • Deliver the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
  • Responsible for renewals, making sure to achieve high retention goal of 50% or higher for renewal rate.
  • Host resident events, maintaining positive resident relations, experience, and sense of community.
  • Affordability of reputation management, making sure surveys and reviews are responded to in a timely manner.
  • Update and maintain all social media, website, and advertising platforms to ensure correct pricing, specials, and availability is represented.
  • Prepare and submit purchase orders for approval of management prior to making purchases.
  • Complete all rent payments bank deposits in a timely fashion (checks and online payments).
  • Submit and schedule all payments of property invoices from vendors and record in AppFolio all income and expense transactions.
  • Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff.
  • Follow-up with the tenant to ensure satisfactory resolution of the issue.
  • Ensure that there is 24-hour emergency coverage for the property at all times.
  • Conduct periodic inspections (twice a year) of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.

Requirements

  • Property Management experience preferred.
  • AppFolio experience highly preferred.
  • Saturday hours may be required.
  • Retail, automotive, hospitality and property management backgrounds are encouraged to apply.
  • The individual must have an outgoing, positive personality.
  • Must have strong communication skills and a desire to learn.
  • Must have proven reliability, results-driven, goal-oriented, and willing to adapt to a fast-paced and quickly changing environment.
  • Student housing leasing or property management experience is a plus.
  • Strong leasing experience with demonstrated ability to convert leads into signed leases.

Pay

$50,000 to $55,000 compensation commensurate with experience.
