About the role

The Sales Manager oversees all leasing activity at the property, ensuring customers feel valued from first contact through their entire lifecycle. This role sets the framework for a positive and efficient experience, empowering the team to save customers' time. This is an in-person position located in downtown Los Angeles, CA, with a shift schedule of Tuesday–Saturday from 9am–6pm.

Responsibilities

  • Uphold Sentral’s standards, best practices, policies, and excellence in customer service.
  • Build rapport with residents and guests to ensure they always feel valued.
  • Lead daily leasing huddles to discuss goals, host recruitment, unit prioritization, and team feedback.
  • Create a welcoming environment for prospects and residents.
  • Motivate staff to foster a positive and dynamic work environment.
  • Conduct and oversee leasing efforts, including property showings, applicant qualification, closing deals, and communicating approvals or denials.
  • Maintain an up-to-date resident database, monitoring occupancy and unit availability.
  • Manage the Availability List and Status Report, including lease termination dates.
  • Ensure follow-up calls are made to unclosed leads within 24 hours.
  • Complete accurate Daily Reports for ownership reflecting tour information and lease counts.
  • Conduct market analysis, prepare surveys, and assist in off-site marketing.
  • Spearhead the Renewal Workflow with the Experience Team to meet notice periods.
  • Partner with Marketing to organize events for prospective residents to boost visibility and sales.
  • Build the company’s image by cultivating relationships with local influencers and attending networking events.
  • Assist with resident inquiries, lease generation, transfers, violations, and evictions in compliance with legal directives.
  • Coordinate lease maintenance, payment collection, and deposit accounting with the Director of Building Services.
  • Maintain signage, inspect property conditions, and report repair needs.
  • Ensure compliance with Fair Housing laws and all applicable regulations.
  • Manage lease audits, property inventory, and service contracts.
  • Conduct home inspections to assess completeness, functionality, and condition before occupancy.
  • Oversee equipment and supply leases/purchases for the property.
  • Train new sales and leasing associates.
  • Perform other related duties as assigned.

Requirements

  • Bachelor’s Degree or equivalent experience preferred.
  • Management and employee development experience.
  • Success in a leasing environment.
  • Proficiency with Yardi, CRM, Rent Café, and Microsoft Office (Outlook, Excel, Word).
  • Strong understanding of budget formulation and operations.
  • Ability to work independently and collaboratively.
  • Drive for high-performance sales and a passion for excellence.
  • Analytical mindset with the ability to adapt to market or team changes.
  • Strong attention to detail, leadership, and sales skills.
  • Excellent oral and written communication.
  • Strong time management and computer literacy.
  • Willingness to participate in training for compliance with laws.
  • Ability to diffuse and respond to customer concerns effectively.
  • Flexibility to work evenings and weekends as needed.

Physical Requirements

  • Work in indoor and outdoor spaces, with and without covering.
  • Move throughout the property for extended periods.
  • Transport boxes and equipment weighing up to 20 pounds.

  • Observe details in surrounding areas and on screens.
