About the role

The Leasing Manager oversees all aspects of leasing and marketing at the property, working closely with the Community Manager to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. This role leads the leasing team, drives effective leasing and marketing efforts, and fosters positive resident relations.

Responsibilities

  • Strategic Leasing Management
    • Regular/daily onsite attendance
    • Ensure effective leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting systems
    • Audit lease files for adherence to policies and procedures
    • Address resident complaints, concerns, and requests to ensure satisfaction
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters)
    • Show, lease, and move in prospective residents
  • Marketing Management
    • Assist in developing the annual marketing plan and budget
    • Implement marketing efforts, campaigns, and outreach to generate traffic
    • Monitor leasing/renewal progress and focus on areas needing support
    • Supervise planning, preparation, and execution of leasing and renewal events
    • Maintain product knowledge of the property, competition, and market conditions; complete weekly market survey reports
    • Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
  • Personnel Management
    • Assist the Community Manager in screening, hiring, training, coaching, and developing on-site staff
    • Ensure staff effectiveness through ongoing training, coaching, and compliance with Asset training benchmarks
    • Promote team harmony and quality job performance
    • Ensure staff compliance with Company policies and procedures
  • Administrative Management
    • Manage excellent customer service and monitor service request turnaround and maintenance responsiveness
    • Maintain property appearance and ensure timely completion of repairs through regular inspections
    • Assist with supervision of all business functions related to operations
    • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with vendors)

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to remain stationary (standing or sitting for prolonged periods), communicate with others, and repeat motions involving wrists, hands, and/or fingers
  • Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, or step stools; move between worksites; operate motor vehicles or golf carts; assess work accuracy; and traverse flat and non-flat terrain
  • Occasionally required to move into different positions in tight or confined spaces, work overhead, reach, adjust or move objects up to 25 lbs, operate machinery or power tools, work overtime or weekends (including emergencies), work in extreme temperatures, outdoor environments (e.g., precipitation, wind), small or enclosed spaces, or be exposed to hazardous chemicals

Pay

Salary Range: $17 per hour to $19 per hour
