Job Summary

This role is responsible for overseeing the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Responsibilities

  • Direct the community’s marketing, advertising, and sales activities; oversee on‑site traffic; ensure an appropriate inventory of “ready” apartments; set rent pricing and concessions; and monitor day‑to‑day sales and leasing activities to achieve revenue and occupancy goals.
  • Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans; and create creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
  • Develop print and internet advertising strategies; use available technology to promote the community and communicate with prospects; and generate sales and leasing reports using the company’s property‑management software.
  • Collaborate with the maintenance team to ensure the physical aspects of the community meet company standards for appearance and safety; inspect “ready” units for marketability; create mini‑models and employ merchandising techniques to enhance salability.
  • Participate actively in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures in accordance with established policies.
  • Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational data to identify and resolve issues impacting leasing performance, leveraging internal resources as needed.
  • Present marketing and leasing strategies and results to clients, owners, and other business managers.
  • Oversee the lease renewal program, including sponsoring resident lease‑renewal events, managing communication and notification processes, and assisting with resident move‑outs as necessary.
  • Respond promptly and courteously to resident and client/owner concerns, taking swift action to resolve problems or document and convey requests to the appropriate individuals.
  • Supervise the community’s leasing team by interviewing, hiring, orienting, and training employees; manage performance in line with company policies, values, and business practices.

Compensation

Many factors influence employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance, while onsite property positions may qualify for weekly, monthly, and/or quarterly bonus programs.
