About the role

We are seeking a dedicated Leasing and Compliance Coordinator to support the operations at Blaisdell Apartments, a 151-unit tax credit (affordable) apartment community located in Minneapolis, MN. The Leasing and Compliance Coordinator is responsible for administering and ensuring compliance with Low Income Housing Tax Credit (LIHTC), and other affordable housing programs for properties owned or managed by the company. This role requires strong sales and leasing skills, and is responsible for all aspects of leasing, including showing and leasing apartments through effective selling and closing techniques, processing applications, interacting with current and prospective residents and vendors, and promoting positive and proactive resident relations.

Responsibilities

  • Represent Investment Property Group in a positive and professional manner at all times
  • Assist in all aspects of leasing, including touring, processing applications, answering phones, and managing inquiries
  • Conduct property tours for prospective tenants through apartment community, units, and common areas
  • Foster positive and collaborative relationships with residents, employees, and associated agencies
  • Complete move-in, interim, annual recertification, termination, and initial certification files
  • Ensure all required HUD, LIHTC, and program-specific forms are complete and compliant
  • Monitor and ensure accuracy of affordable housing waiting lists to support proper eligibility determinations
  • Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
  • Support Community Managers, Assistant Managers, and Occupancy Specialists with compliance-related issues
  • Interpret and communicate regulatory and policy changes to property level staff
  • Other duties as assigned

Requirements

  • 1+ years of experience in affordable housing compliance management
  • Experience with and understanding of Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) programs
  • Meticulous attention to detail and excellent organizational skills
  • Strong verbal and written communication skills for interacting with tenants, property management teams, and regulatory agencies
  • Understanding of Fair Housing Laws and the ability to ensure compliance with these regulations within housing programs
  • Ability to handle pressure due to complexity and time sensitivity
  • Motivated and able to work independently

Skills

  • Bilingual in Somali and English (preferred but not required)
  • Familiarity with Yardi and other compliance systems for compliance tracking

Pay

$22.00 - $26.00 per hour, depending on qualifications, education, and prior experience

Schedule

Monday - Friday; 8am - 5pm
