Affordable Apartment Community Compliance Specialist

About the role

We are seeking a dedicated Compliance Specialist to support the operations at Blaisdell Apartments, a 151-unit tax credit (affordable) apartment community located in Minneapolis, MN. The Compliance Specialist is responsible for administering and ensuring compliance with Low Income Housing Tax Credit (LIHTC) and other affordable housing programs for properties owned or managed by the company. This position serves as the key point of contact for regulatory agencies and property managers, ensuring compliance while supporting the operational efficiency of housing programs.

Responsibilities

• Represent Investment Property Group in a positive and professional manner at all times
• Review move-in, interim, annual recertification, termination, and initial certification files
• Ensure all required HUD, LIHTC, and program-specific forms are complete and compliant
• Conduct on-site compliance audits across assigned properties as needed
• Monitor and ensure accuracy of affordable housing waiting lists to support proper eligibility determinations
• Train property on-site staff on compliance with requirements and updates as needed
• Support Community Managers, Assistant Managers, and Occupancy Specialists with compliance-related issues
• Interpret and communicate regulatory and policy changes to property level staff
• Other duties as assigned

Requirements

• 1-2+ years of experience in affordable housing compliance management
• In-depth understanding of Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) programs
• Certifications highly preferred, such as Assisted Housing Manager (AHM), Housing Credit Certified Professional (HCCP), Certified Professional of Occupancy (CPO), Certified Occupancy Specialist (COS), and Tax Credit Specialist (TCS)
• Meticulous attention to detail and excellent organizational skills
• Strong verbal and written communication skills for interacting with tenants, property management teams, and regulatory agencies
• Understanding of Fair Housing Laws and the ability to ensure compliance with these regulations within housing programs
• Ability to handle pressure due to complexity and time sensitivity
• Motivated and able to work independently

Skills

• Familiarity with Yardi and other compliance systems for compliance tracking
• Experience preparing for and managing compliance audits and inspections (e.g., MOR's, REAC, USDA inspections)

Pay

$22.00 - $26.00 per hour, depending on qualifications, education, and prior experience

Schedule

Monday - Friday; 8am - 5pm
