Leasing Consultant Affordable Apartment Community
Pierce Park Apartments in Pacoima is a 430-unit affordable community operating under both tax credit and project-based Section 8 programs. That combination shapes everything about this role, from applicant income certifications and agency relationships to resident interactions, all of which carry a layer of compliance and care unique to affordable housing.
About the role
Investment Property Group, a Park City-based firm with 150 properties across 13 states, is seeking a Leasing Consultant to handle the full leasing cycle at this community. Responsibilities include conducting property tours, processing applications, managing phone and email inquiries, and overseeing move-in and move-out procedures in line with company policy. You’ll also track competitor activity and local market conditions to inform occupancy strategy.
The resident base includes households navigating income qualifications and housing assistance programs, so clear and compassionate communication is essential. You’ll collaborate closely with the property manager and maintenance team to ensure smooth operations, identify inefficiencies, and suggest improvements for community management.
Responsibilities
- Conduct property tours and process leasing applications
- Manage phone and email inquiries from prospective and current residents
- Oversee move-in and move-out procedures in compliance with company policy
- Track competitor activity and local market conditions to support occupancy goals
- Coordinate with property management and maintenance teams to maintain operational efficiency
- Assist residents with income certifications and housing assistance program requirements
- Identify and suggest process improvements for community operations
Requirements
- At least one year of leasing experience at a multifamily community of 100+ units (preferred)
- Prior exposure to LIHTC, tax credit, or project-based Section 8 properties (a strong advantage)
- Bilingual Spanish and English skills (preferred, given the resident demographic)
- Strong conflict resolution and customer service skills tailored to affordable housing
- Solid written and verbal communication for interactions with residents, vendors, and housing agencies
- Marketing and sales ability to support occupancy goals
