Leasing Agent- La Casita Apartments

Essential Job Functions

• Aids in maintaining occupancy levels at the affordable living community.
• Assists community managers in renting apartments to meet or exceed occupancy goals.
• Conducts tours, maintains wait lists, gathers required verifications, and processes new applications.
• Familiarizes with HUD and LIHTC regulations.
• Obtains appropriate signatures and documentation related to move-ins.
• Prepares move-in packets and assists with incoming/outgoing calls.
• Provides tours, conducts interviews, responds to mailings and phone calls.
• Completes move-in paperwork including leases and addendums.
• Reviews and advises residents regarding notices to vacate.
• Collects rent payments, completes receipts, posts payments to accounts, and updates records.
• Ensures compliance with company policies and procedures.
• Promotes and ensures compliance with Fair Housing Laws and other relevant laws.
• Maintains documentation verifying compliance.
• Adheres to company and site policies and procedures.
• Updates resident records as necessary.
• Assists in maintaining the physical appearance of the community.
• Participates in mandatory training programs.
• Reports to work on time and complies with dress code.

Minimum Knowledge, Skills And Abilities Required

• Communicates and maintains good relationships with various stakeholders.
• Exhibits excellent interpersonal skills and interacts effectively with diverse groups.
• Proficient in customer service and sales.
• Effective verbal communication skills.

Education And Experience Required

• High school diploma or equivalent.
• Additional equivalent experience preferred.
• Prior experience in customer service or sales positions.

Physical Demands & Working Conditions

• Stand, bend, walk, sit, use hands and fingers, reach, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear.
• Lift a minimum of 50 pounds individually.
• Close, distance, color, peripheral, depth perception, and focus vision required.
• Exposure to adverse weather conditions.
• Noise level may be moderate to high.
