About the role
Peabody Properties is seeking an experienced Lease Up Occupancy Specialist to join its marketing team in Central MA and surrounding areas. The Lease-Up Occupancy Specialist assists in the successful completion of affordable and/or mixed-income community rent up, from initial marketing through resident move in, and beyond as may be necessary. The role also includes assisting with leasing for conventional market communities, supporting sites with vacancies, and providing assistance during recertifications. The ideal candidate thrives in a fast-paced, varied environment with a focus on goals and deliverables.
Responsibilities
- Oversee lottery and pre-application process within city/state/federal rules and regulations.
- Communicate with prospects and applicants through email, phone, fax, and/or in person, ensuring the waiting list is maintained as required by lenders, investors, state agencies, or other interested parties.
- Complete application/initial certification interviews, process files for eligibility, and finalize lease signings in accordance with PPI policies, procedures, and regulations of applicable affordable housing programs.
- Coordinate unit inspections with housing authorities as needed.
- Assist site staff in preparing for first-year audits.
- Provide support for recertifications.
- Provide on-site coverage for emergencies, crises, or staff turnover situations as needed.
- Other duties as assigned.
Requirements
- Minimum 2 years of related experience.
- Prior experience with Low Income Housing Tax Credits, Section 8, or similar affordable housing programs.
- Experience with leasing and unit tours.
- Thorough comprehension of Fair Housing Laws.
- Proficient understanding of basic math concepts.
- Strong organizational, analytical, and problem-solving skills.
- Excellent verbal and written communication skills.
- Knowledge of RealPage products preferred.

Pay
$61,817.60 - $75,000 dependent on experience, location, property size, and budget.
