We need to output HTML fragment with sections: About the role (already present), Responsibilities, Qualifications, Benefits, Pay, Schedule maybe. The posting includes Overview, About the Role, Key Responsibilities, Qualifications, What We Offer, Physical Requirements, Compensation, etc. We need to include sections only when real specific content. Use

for section headings. Use
  • for any list of duties/requirements/benefits. Use

for prose. Do not repeat job title as heading. Do not put Job ID etc. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning, duplicated lines, application instructions. Also remove Physical Requirements? It's not a required section heading but could be included if we want but it's not one of the listed headings (About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). Physical Requirements not in list, so we should not create a heading for it; we could maybe incorporate into a paragraph under something else? Probably drop it. Also drop "Note: This job description is not intended to be all inclusive..." etc. Also drop Equal Opportunity Employer etc. Also drop "Know Your Rights..." etc. Also drop "Speed Bay does not accept unsolicited resumes..." etc. We need to preserve all substantive information: overview, about the role, responsibilities, qualifications, what we offer (benefits), compensation (pay), schedule (full-time, exempt, in-office). Also location maybe? Not required heading but could be in a paragraph. We need to decide sections: About the role (already present as heading in posting). We'll keep that as

    About the Role

    with prose. Responsibilities:

    Key Responsibilities

    maybe heading "Responsibilities". Use
    • for each bullet. Qualifications:

      Qualifications

      with list. Benefits:

      What We Offer

maybe heading "Benefits". Use list. Pay:

      Compensation

maybe heading "Pay". Provide salary range and bonus info. Schedule:

      Schedule

with full-time, exempt, in-office. We also need overview maybe as a paragraph before sections? Could be included as a

overview. We must not repeat job title as heading. So no

      Lease Operations Administrator

. We need to output only HTML fragment, no /, no markdown fences. Let's craft. We'll include:

Overview: Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions—the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance. This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.

      Then

      About the Role

      with prose. Then

      Responsibilities

      with
      • each bullet. We need to capture all responsibilities bullet points from posting: - Review and abstract commercial lease agreements, independently resolving ambiguous or non-standard lease terms. - Own CAM charge calculations and CAM pool setup, ensuring accuracy and compliance with lease terms; support the Property Accounting Manager with data and documentation for annual CAM reconciliations and true-ups. - Accurately input and maintain lease data in Yardi, ensuring alignment with lease terms and flagging discrepancies before they become downstream issues. - Maintain organized, audit-ready lease files and supporting documentation. - Design, document, and continuously improve lease administration workflows and standard operating procedures as the portfolio scales. - Identify opportunities to streamline lease setup, CAM charge and pool setup, and leasing commission processes, and implement solutions with minimal oversight. - Serve as the go-to subject matter expert on Yardi lease setup and CAM charge and pool setup methodology for the accounting and leasing teams. - Supervise, train, and mentor lease administration staff, reviewing their work for accuracy and completeness. - Support onboarding and ongoing development of team members, with potential future oversight of an offshore lease administration team. - Set priorities and manage workload distribution across the lease administration function. - Partner with the accounting and leasing teams to resolve complex lease setup and accounting questions. - Oversee the leasing commission process, including invoice review and payment processing. - Support month-end close activities and provide lease-related analysis to the Property Accounting Manager as needed. - Partner with the Leasing Manager on the setup and administration of new leases. We'll list each as
      • . Then

        Qualifications

with list: - 3-5 years of experience in lease administration, commercial real estate accounting, or property accounting, with hands-on CAM experience - Strong working knowledge of CAM (Common Area Maintenance) charges, CAM pool setup, and lease abstraction. - Demonstrated ability to build, document, and improve processes and workflows with minimal direction. - Prior experience supervising, training, or mentoring team members strongly preferred; comfort managing remote or offshore team members a plus. - Proficiency in Yardi or similar property management/accounting systems. - Strong organizational, analytical, and problem-solving skills with high attention to detail. - Excellent written and verbal communication skills, with the ability to work cross-functionally and operate independently. - Bachelor's degree in Accounting, Finance, Real Estate, or a related field preferred. Then

        Benefits

from "What We Offer": - Competitive salary and bonus structure. - Comprehensive medical, dental, vision, and life insurance. - 401(k) plan. - Growth opportunities within a thriving real estate company. - Opportunity to build and lead Speed Bay's lease administration function as the portfolio grows. - A collaborative and supportive work environment. Then

        Pay

        from Compensation:

The annual full-time base salary range for this role is $70,000 – $95,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees are also eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.

But note we already listed benefits; we might avoid duplication. However the compensation paragraph includes mention of PTO and paid holidays and benefit plans. We could keep it but maybe we should not duplicate benefits. The instruction: Preserve ALL substantive information; do NOT invent or summarize away detail. So we need to keep that info. However we already have Benefits section listing medical etc. The compensation paragraph also mentions those benefits; we could keep it but might be redundant. However we could keep the compensation paragraph focusing on salary and bonus, and mention PTO and paid holidays. The benefits already list medical etc. The compensation paragraph also mentions benefit plans; we could keep it but maybe we should merge? The instruction: Prefer a few substantive sections over many thin ones. But we already have Benefits section; we could keep compensation paragraph focusing on salary and bonus, and mention PTO/paid holidays. The benefit plans mention is already covered in Benefits; we could omit duplication to avoid redundancy but we must preserve all substantive information; if we omit mention of benefit plans, we lose that info. However we already have benefit plans listed in Benefits section; that covers medical, dental, vision, life insurance, 401(k). The compensation paragraph also mentions disability insurance. That's not in Benefits list. So we need to keep disability insurance mention. Also PTO and paid holidays not in Benefits list. So we need to keep those. Thus we can keep compensation paragraph as is, but we might adjust Benefits section to not duplicate medical etc? But we need to keep those too. Could keep both; duplication is okay as long as we preserve all info. The instruction didn't forbid duplication, just said remove duplicated lines (like repeated identical lines). Having similar content in two sections is not exactly duplicated lines; it's okay. Thus we keep Benefits list as given, and compensation paragraph as given. Then

        Schedule

with prose: Full-time, Exempt, In-Office. Also location maybe? Could add a paragraph after overview: Location: Speed Bay Warehouse Solutions – Denver, CO (Cherry Creek). We could include that as a

maybe. We need to ensure we don't include headings for minor metadata like Job ID etc. We'll not. Now produce HTML. Let's craft:
