Lease Administrator (Remote)

Harbor Freight Tools’ (“HFT”) Lease Administration Team is responsible for: (i) timely abstraction and maintenance of all executed Lease documents, (ii) ensuring monthly rents and other expenses are paid in a timely manner, and (iii) ensuring the annual reconciliations are processed in a timely manner. The Lease Administrator coordinates charges, expenses and credits with landlords and works directly with both the Jr. Lease Administrators and Sr. Lease Administrators with various tasks and responsibilities. The Lease Administrator will follow all leasing activity procedures and guidelines, and ensure they are handled in accordance with HFT internal policies. Essential Duties and Responsibilities:Abstract new leases and lease amendmentsReview, analyze and interpret lease language in order to process CAM, tax and insurance reconciliations including, but not limited to, obtaining appropriate back-up, analyzing, disputing (as necessary), and resolving disputes and preparing check requests and reconciling tenant ledgerReview certain proposed lease amendments and estoppel certificates to confirm accuracyProcess monthly base and additional rents, including when applicable, researching, analyzing, disputing or confirming CPI adjustmentsPrepare check requests and credit memosWork with the HFT finance department regarding accruals and AP and AR payment codingAssist with new store set-up including utilities and obtaining insurance certificatesIn charge of training the junior lease administrators and supervising portions of their work productBalance Tenant LedgersProcess New Ownership changes and Landlord contact changesMaintain Executed Docs trackingScope:Staff supervision and development – NoDecision Making – NoTravel – NoneLocation – Remote, Anywhere The anticipated range for this position is $25.43 - $38.08 per hour depending on location, knowledge, skills, education and experience. Associates can accrue paid sick time up to 64 hours per year unless otherwise required by law. The Company observes 100 hours of paid holiday time.
