About the Role
As a Lease Accounting Associate at Dollar Tree’s corporate office, you’ll manage the financial obligations associated with a portfolio of more than 650 store leases. You’ll review and process lease-related expenses, analyze commercial lease agreements, perform audits, and collaborate with landlords and internal partners to ensure the accuracy of lease payments and recoveries. Your work will directly support the company’s financial operations while helping identify cost-saving opportunities and ensure compliance with lease terms.
Responsibilities
- Lease Financial Management:
- Manage the financial aspects of an assigned portfolio of approximately 650+ store leases
- Review payment schedules exceeding $6.5 million per month for assigned locations
- Review and prepare invoices for recurring rent payments, operating expense charges, reconciliations, rent escalations, CPI increases, and lease modifications
- Process and approve lease-related payments including rent, real estate taxes, common area maintenance (CAM) charges, insurance premiums, and other occupancy expenses
- Maintain accurate lease payment records and monitor financial activity within assigned portfolio
- Lease Analysis & Auditing:
- Review and interpret lease agreements, amendments, and related legal documents to verify billing accuracy and compliance
- Perform desktop audits of landlord year-end reconciliations to validate operating expenses, lease caps, and first-year variances
- Analyze landlord statements and identify billing discrepancies, unauthorized charges, or overpayments
- Conduct historical audits and identify opportunities for cost recovery and savings
- Research, verify, and pursue collections resulting from audit findings when appropriate
- Landlord Relations & Issue Resolution:
- Develop and maintain professional relationships with landlords and property representatives
- Research and resolve past-due balances, account reconciliations, and default notices
- Address landlord disputes and critical issues through collaboration with Lease Accounting leadership and Legal partners
- Maintain databases and reporting tools used to track workflow, portfolio activity, and cost-savings initiatives
- Assist with special projects and other duties as assigned
Requirements
- Minimum of 2 years of experience in commercial real estate, commercial property management, lease administration, or a related field
- Understanding of basic accounting principles and strong mathematical aptitude
- Excellent analytical, problem-solving, and critical-thinking skills
- Strong verbal and written communication skills
- Proven ability to build and maintain effective professional relationships
- Exceptional attention to detail and organizational skills
- Ability to successfully manage multiple priorities in a fast-paced environment
- Strong time management skills with the ability to adapt to changing deadlines with a sense of urgency
- Ability to work independently with minimal supervision
- Proficiency in Microsoft Outlook, Word, and Excel
- Demonstrated ability to produce accurate, high-quality work while taking initiative and ownership of responsibilities
Preferred Qualifications
- Experience in commercial real estate, lease administration, lease accounting, or contract management
- Knowledge of commercial lease concepts, operating expense reconciliations, and occupancy costs
- Experience conducting audits or financial analysis related to lease obligations
Pay
Start rate: $22.00 - $25.50 per hour based on experience.
