Position Summary
The Lead Maintenance Technician is responsible for leading maintenance operations, completing complex repairs, supporting preventative maintenance programs, and assisting with the overall upkeep of the community. This position will serve as a key support role to the Maintenance Supervisor while providing guidance and direction to maintenance team members.
Essential Duties & Responsibilities
- Lead and support daily maintenance operations to ensure timely completion of work orders and property needs
- Perform advanced HVAC troubleshooting, repairs, installations, and preventative maintenance
- Diagnose and repair electrical, plumbing, appliance, carpentry, and general building maintenance issues
- Aid in training and mentoring maintenance team members on proper procedures and safety standards
- Prioritize and complete resident service requests with professionalism and urgency
- Oversee apartment turns, ensuring units are completed to company quality standards and within deadlines
- Conduct routine property inspections to identify safety concerns, repairs, and preventative maintenance needs
- Maintain accurate records of work performed, inventory, and maintenance activities
- Coordinate with vendors and contractors as needed
- Ensure compliance with company policies, OSHA guidelines, and safety procedures
- Absorb emergency maintenance calls and on-call responsibilities as required
- Maintain a clean, safe, and well-maintained community environment
Qualifications & Requirements
- Minimum of 3+ years of multifamily maintenance experience preferred
- HVAC certification required (EPA certification preferred)
- Strong knowledge of HVAC systems, diagnostics, and repairs
- Experience with plumbing, electrical, appliances, and general property maintenance
- Previous lead technician or supervisory experience preferred
- Ability to read and interpret equipment manuals and maintenance instructions
- Strong organizational skills with the ability to prioritize multiple tasks
- Excellent communication and customer service skills
- Ability to work independently and lead by example
- Must have reliable transportation and a valid driver's license
- Must be available for on call/emergency maintenance rotation as required
Preferred Experience
- Multifamily apartment community experience
- Experience with preventative maintenance programs and unit renovations
- Experience managing maintenance schedules and work order completion
