About the Role

We are seeking a Full-Time Lead Maintenance Technician to join our team. The successful candidate will maintain a clean and safe environment for our residents, ensuring high levels of professionalism and respect. You will manage the property, perform routine maintenance tasks, repairs, make-readies, and upkeep of all common areas and units.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, FCRA, and all other applicable laws.
  • Knowledgeable of EPA and OSHA regulations for hazardous materials, including solvents, flammables, caustics, and freon.
  • Monitor and immediately address unsafe conditions (e.g., broken gates, steps, exterior lights).
  • Schedule and perform routine preventive maintenance on equipment as directed by the Property Manager.
  • Inspect and maintain all tools in excellent condition.
  • Be aware of utility meter cut-offs, apartment/fixture cut-offs, and sewer cleanouts.
  • Manage and train Maintenance Technicians, reviewing productivity, customer service, attendance, and job knowledge. Issue corrective disciplinary action with HR and Regional management.
  • Responsible for snow removal (shoveling, salting, snow blowing, scheduling plow trucks).
  • Perform work area clean-up and safety-related duties; ensure storage areas remain locked when not in use.
  • Diagnose and perform minor or routine maintenance/repairs on:
    • Electrical and plumbing (including water lines).
    • A/C and heating systems.
    • Appliances, water irrigation systems, stairs, gates, fences, patios, railings.
    • Tile, carpet, flooring, roofing, gutters, fasteners.
    • Interior/exterior lights, fireplaces, ceiling fans, gas fixtures/appliances.
    • Shutters, doors, cabinets, windows, sliding glass doors, boilers.
    • Door locks, P.O. boxes, security systems, ceiling leaks, walls.
    • Pool areas, tile, hot tub/spa, pool furniture (where applicable).
  • Inspect and coordinate make-ready repairs; assist staff to meet deadlines.
  • Report major repairs and requisitions to senior maintenance technician/manager before expenditure.
  • Change locks and make keys.
  • Remove/transfer heavy appliances/equipment; assist in moving abandoned items to dumpster.
  • Monitor inventory levels of spare parts/supplies and inform Property Manager for ordering.
  • Maintain neat grounds (raking, sweeping, shoveling as needed).
  • Perform additional duties assigned by the Property Manager.
  • Apply logical thinking to practical situations; follow standardized procedures with minor deviations.
  • Comply with company safety rules; use appropriate safety equipment.
  • Report unsafe conditions immediately to the Property Manager.
  • Familiar with safety features of equipment/machinery/materials used in job duties.
  • Use personal transportation to pick up parts/supplies (33%–66% of the time); occasional on-call travel.

Requirements

  • Valid driver’s license and automobile insurance coverage.
  • High School Diploma or equivalent (college degree/coursework desirable).
  • Prior Maintenance Management Experience (vocational/technical/trade education preferred).
  • Ability to work on-call shifts.
  • Experience leading maintenance teams.
  • Owns personal tools and reliable vehicle.
  • HVAC Certification & Experience (preferred).
  • Plumbing, electrical, and carpentry skills.
  • Must wear safety equipment (back support belt, goggles, masks, gloves) as required.
  • Understanding of computer systems, web applications, and software.
  • Able to work in a fast-paced, customer-service environment; meet deadlines under pressure.
  • Works well independently and as part of a team.
  • High degree of flexibility, excellent organizational, interpersonal, and communication skills.
