Lead Maintenance Technician

About the Role

Under the immediate supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for all aspects of maintenance and repairs at an apartment community.

Responsibilities

• Make ready units for new move-ins.
• Complete grounds work such as grounds pickup, blowing breezeways, and light landscaping.
• Coordinate with the Maintenance Supervisor to complete projects and work orders efficiently.
• Perform minor electrical maintenance, including replacement or repair of fixtures (e.g., wall switches, outlets, incandescent and fluorescent bulbs, ballasts, sockets, fuses, minor appliances, cords) using appropriate tools.
• Perform minor plumbing maintenance (e.g., repair leaks in drains and faucets, unclog drains, add new lines).
• Perform minor painting, carpentry, and masonry work (e.g., surface preparation, painting, staining, hanging doors, fitting locks and handles).
• Maintain, repair, and replace HVAC systems (certification required). Diagnose problems, replace or repair parts, test, and make adjustments.
• Schedule and complete preventative maintenance programs.
• Read and interpret equipment manuals to perform required maintenance and service.
• Respond to emergency situations during and after hours to resolve immediate concerns.
• Work flexible hours as needed.
• Comply with safety regulations and maintain clean and orderly work areas.
• Complete other tasks as directed and assigned.
