About the Role

The Lead Maintenance Technician is responsible for all Maintenance Technician duties, as well as assisting the Maintenance Manager on a daily basis and providing department leadership in their absence. This role ensures compliance with company operating and safety standards and guarantees that service requests and repairs are made in a timely manner. The Lead Maintenance Technician reports directly to the Maintenance Manager.

Responsibilities

  • Program and organize a team of technicians involved in various craft specialties, offering guidance and directives while participating in skilled activities.
  • Maintain the property in good condition, ensuring a secure and appealing living environment for staff, visitors, and residents.
  • Oversee and perform maintenance on electrical appliances, plumbing, heating units, air-conditioning, locks, and woodwork.
  • Support supervisors with task completion and escalate uncommon personnel or technical issues.
  • Provide input for performance evaluations and oversee the work of designated crew members.
  • Perform skilled activities for repair and maintenance of equipment and facilities, including designating and monitoring work to achieve task completion.
  • Fabricate, construct, and repair appliances and facilities, including metal and wood structures, furniture, and equipment.
  • Prepare surfaces for varnishing and painting, and apply surface coverings as needed.
  • Perform heating, plumbing, and refrigeration tasks, including assembly, cutting, threading, and laying pipes.
  • Assist in the repair, installation, maintenance, and purchase of heating, plumbing, and air-conditioning fixtures.
  • Perform metalwork and welding, including diagnosing and repairing electronic ignition systems for furnaces, heaters, and hot water heaters.
  • Ensure adherence to safety practices, principles, and relevant Federal, State, and Local codes.
  • Use hand and power tools, drill presses, saws, and other equipment for maintenance and repair tasks.
  • Maintain equipment and tools in clean, secure, and working condition.
  • Troubleshoot and repair fans, motors, lighting circuits, and audio-visual/communication equipment.
  • Repair roofs, doors, windows, and other building components.
  • Estimate labor and material costs for work orders and acquire competitive prices for supplies and equipment.

Requirements

  • High school diploma or equivalent (GED) required.
  • Valid driver’s license and dependable vehicle.
  • Basic arithmetic skills for measurements, calculations, and estimations.
  • Ability to operate general office equipment such as computers, telephones, copiers, fax machines, and postage machines.
  • Ability to transport up to 60 pounds, work in restricted spaces, and at heights in excess of 8-9 feet.
  • Effectiveness in prioritizing duties and evaluating the work of personnel.
  • Outstanding leadership and training skills for building trades.
  • Ability to interpret and apply regulation codes and rules.
  • Proficiency in interpreting sketches, blueprints, shop drawings, and work orders.
  • Physical ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).

Pay

$30/hour.

Schedule

Full-time position with full benefits after 90 days of employment.
