About the role

The Lead Maintenance Technician oversees a team of Maintenance Technicians and is responsible for managing daily maintenance operations and implementing preventative maintenance programs across all KIC facilities.

Responsibilities

  • Supervise and lead Maintenance Technicians
  • Maintain accurate record of expenses and labor for specific facilities
  • Ensure completion of all work order tasks in a timely, efficient and quality driven manner
  • Diagnose all common faults of mechanical equipment by inspection, (e.g. boilers, washers/dryers, stoves, HVACs) and using appropriate tools of preventative maintenance and inspection
  • Responsible for tools, keys, and materials assigned, and their stored security
  • Ensure all maintenance technicians are abiding by policies
  • Install or assist with installation of carpet, linoleum, and other flooring materials
  • Perform interior and exterior painting, including drywall repair, patching and finishing
  • Create, maintain, and enforce on-call schedule
  • Alternate on-call duties with other maintenance technicians
  • Remove snow / ice from residential and commercial facilities as required
  • Maintain safety of KIC Facility entrances
  • Inspect facilities and grounds for safety and security
  • Create and maintain detailed records and logs of activities
  • Identify parts and supplies to purchase for preventative and general maintenance
  • Work closely with Leasing Manager on placing orders and ensuring all items are ordered and processed in a timely manner
  • Perform custodial tasks to maintain clean and safe environments
  • Afford structural pest control measures
  • Foster a positive team environment that promotes professionalism, accountability, and collaboration

Requirements

  • Highest High School Diploma or GED required
  • Vocational or technical training and/or 3 years commercial or residential building maintenance experience preferred
  • 1+ year supervisory experience preferred
  • Familiar with State and National building codes
  • Valid Alaska Driver's License with a driving record that meets insurability requirements
  • Must be able to lift 50 lbs

Qualifications

  • Regular attendance of 40 hours per week
  • On-call and may include irregular work schedule, including weekends, early mornings, evenings, and holidays in the event of on-call emergent requests
  • Exposure to moving mechanical parts, fumes or airborne particles, and toxic or caustic chemicals
  • Exposure to risk of electrical shock and vibration
  • Exposure to outside weather conditions
  • Exposure to noise levels in the work environment
  • Physical demands include standing up, walking, reaching with hands and arms, stooping, kneeling, crouching, or crawling, frequent lifting and moving up to 50 lbs, and occasional lifting and moving up to 75 lbs and more 75-100 lbs
  • Visual requirements include close, distance, color, peripheral, depth perception, and ability to adjust focus
