About the Role
Responsible for completing general inspections, service requests, apartment turns, pool care, and general maintenance repairs at three Trinity Management properties as directed by the Facilities Supervisor.
Responsibilities
- Maintenance Service Requests
- Completes assigned service requests within 48 hours.
- Organizes and completes work orders based on priority (emergency vs. non-emergency).
- Ensures parts and equipment required for service requests are available prior to arriving at the resident’s home.
- Demonstrates and maintains a high level of competency in plumbing, heating and cooling systems, pool care and maintenance, painting, and small appliance repair.
- Troubleshoots and repairs HVAC, plumbing, appliances, swimming pools, painting, electrical, irrigation systems, and carpentry.
- Maintains electrical systems, lighting, plumbing, and performs minor building improvements.
- Handles maintenance of roofs, fixture replacements, floor installation, and ceiling tile replacements.
- Apartment Turns
- Ensures "turns" are completed on or before the day prior to the scheduled move-in date.
- Delivers "turns" that meet or exceed company standards per the Policies and Procedures.
- Decreases utility costs by following the Utility and Energy Conservation section of the Policies and Procedure Manual.
- General Property Maintenance
- Inspects, maintains, and repairs all power equipment and hand tools.
- Responds to all emergency calls within fifteen minutes when working on-call.
- Maintains property’s curb appeal and general cleanliness of the property and common areas.
- Meets or exceeds monthly goals set forth by the Maintenance Supervisor and Property Manager.
- Compliance
- Understands and adheres to the Policies and Procedures Manual, Fair Housing Laws, OSHA, and Safety Manual standards.
- Reports any safety violations to the Maintenance Supervisor and/or Property Manager.
- Communication
- Maintains continuous and detailed daily communication with the Maintenance Supervisor regarding all aspects of property maintenance, including safety and compliance concerns, curb appeal, work orders, turns, resident concerns, and vendor performance.
- Communicates effectively and positively with residents to enhance customer satisfaction and increase retention.
- Reports accurate information to the Maintenance Supervisor in a timely manner.
- Communicates messages, ideas, and concerns to the Maintenance Supervisor and Property Manager clearly and thoroughly.
- Customer Service
- Maintains open, honest, and timely communication with residents regarding maintenance requests and property concerns.
- Ensures all communicated commitments with residents are fulfilled and provides appropriate follow-up communication when necessary.
Requirements
- High school diploma or equivalent.
- Minimum of 3 years of residential property maintenance or equivalent experience.
- HVAC, EPA, and OSHA certificates preferred.
Physical and Location Requirements
- Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing.
- Ability to identify and distinguish color.
- Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods; to climb stairs; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements.
- Must be able to lift up to 30 pounds at times.
- Must have a reliable means of transportation, possess a valid Arizona driver’s license, and a clean driving record with personal auto insurance.
- Flexible schedule – must be able to work weekdays, evenings, weekends, and some holidays.
- Must be willing and able to occasionally travel, including working at other property locations or overnight trips.
