About the role
The Lead Maintenance Mechanic plays a crucial role in coordinating and performing essential repairs, inspections, and vacancy turns to ensure Vancouver Housing Authority (VHA) properties run smoothly and efficiently.
Responsibilities
- Schedule, assign, and monitor priorities for maintenance staff to ensure quality meets standards and resources are effectively used.
- Support property management by collaborating with maintenance staff to schedule and coordinate maintenance work, ensuring timely vacancy turns and high-quality work.
- Respond to service requests, determine needs, place orders, monitor supplies, and ensure contractor work meets quality standards.
- Inspect vacant units for resident charges, oversee repairs, and ensure units are ready for occupancy.
- Complete vacancy work orders and coordinate with property managers for lease-up readiness.
- Ensure timely vacancy completion by working with subcontractors and staff.
- Perform plumbing, carpentry, electrical, and general repairs in VHA properties.
- Handle painting, glazing, masonry, and exterior wall maintenance as needed.
- Recommend repair strategies and assess cost-effective solutions for replacements.
- Educate residents on VHA, HUD, and city requirements, and report compliance issues to property managers.
- Respond to emergency repair requests and assist in grounds, janitorial, and lockout duties.
- Use software to manage work orders, charges, and track equipment and inventory.
- Support capital improvements, assist with parking compliance, and resolve process issues with property managers.
- Aid in resident lockouts, entry systems, and sign/notice postings as needed.
Requirements
- A minimum of three (3) years' experience in a public or private organization in planning, maintenance, and construction activities related to residential and multifamily housing.
- Thorough knowledge of public housing laws, rules, and regulations.
- Knowledge of the principles and methods used in various building construction craft areas, including plumbing, electrical, heating and ventilation, building construction, and remodeling; laws, ordinances, and codes regulating building construction; and appropriate safety and fire prevention methods in construction.
- A valid driver’s license and meeting VHA auto insurance requirements.
- Some scheduling/lead experience desired.
Pay and Benefits
The full salary range for this position is $33.71 - $43.15 per hour. Full-time, non-exempt, union-represented position that is also part of an on-call rotation providing emergency maintenance after hours and on weekends. Eligible for medical, dental, vision, life insurance, and disability insurance. The benefits package includes 5.58% paid into WA PERS by the employer, 12 company-paid holidays, and generous paid vacation time, as well as separate sick time accrual.
