Duties And Responsibilities

  • Sources and acquires land for the development of communities in the Orlando Market.
  • Prepares land acquisition packages for presentation and corporate approval.
  • Performs project underwriting and generates letters of intent (LOI's).
  • Affords assistance in the land entitlement process.
  • Develops and maintains property contact listings through continuous research and analysis of available land; establishes and maintains builder and developer contacts for available lots.
  • Affords assistance in the evaluation process and inspection of land under consideration.
  • Maintains inventory of available excess lots for sale by other builders and developers.
  • Generates Competitive Market Analysis (CMA) on a regular basis.
  • Meets with seller/engineers/planners/municipalities/other agencies as required for each property under consideration.
  • Affords assistance with special projects as requested and performs additional duties as required.

Requirements

  • Minimum Education: Bachelor's degree in business, real estate, or civil engineering.
  • Experience: 3-5 years' experience in real estate acquisitions (residential a plus).
  • Ability to drive the market requires a valid driver's license and good driving record.

Skills And Abilities

  • Must be a self-starter with the ability to think critically.
  • Able to manage multiple tasks while keeping track of priorities so that all intended objectives are met.
  • Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization.
  • Skilled at Excel, Word, Adobe, Bluebeam, and Power Point, as well as navigating to web (Zonda, MLS, etc) and government agency sites to obtain information on owners, land feasibility, land values, permits and market trends.
  • Must have current, working knowledge of the Orlando (Orange, Lake, Seminole, Volusia, Osceola, & Brevard counties) market and geographical locations.
  • Able to research, interpret, analyze, and evaluate given information relative to the acquisition of appropriate land sites.
