Responsibilities
- Utilize GIS software and proprietary spatial data tools to identify, screen, and rank optimal land parcels across target regions based on terrain, acreage, and zoning.
- Build and manage a rigorous, high-volume pipeline of real estate leads, proactively contacting landowners via cold calls, direct mail, and in-person visits to pitch Ambrosia Energy's off-grid energy vision.
- Negotiate, structure, and secure favorable land purchase options and long-term lease agreements with private landowners and corporate entities.
- Lead local permitting and zoning efforts, representing Ambrosia Energy at county commissioner, planning commission, and city council meetings to secure conditional use permits (CUPs) and zoning variances.
- Act as the primary point of contact for local communities, fostering positive relationships and managing public outreach to ensure smooth project approval.
- Cross-functionally coordinate with engineering and construction teams to verify site feasibility, access constraints, and environmental compliance before closing transactions.
Qualifications
- Bachelor's degree in real estate, finance, business, environmental science, geography, or a related field. Degree requirement waived with demonstration of high prior success.
- 3+ years of professional experience in utility-scale renewable energy land acquisition, real estate development, or commercial site selection.
- Advanced proficiency with GIS mapping tools (e.g., ArcGIS, Google Earth Pro) and public land record databases.
- Proven track record of independently negotiating multi-million dollar land transactions and managing complex contract cycles from sourcing to close.
- Exceptional communication and interpersonal skills, with a demonstrable ability to build rapid rapport with rural landowners, corporate executives, and local government officials alike.
- Extreme attention to detail, high self-motivation, and a relentless "sales" drive to aggressively advance land deals through the pipeline.
Preferred Skills or Experience
- Prior experience working as a Certified Professional Landman (CPL) or Registered Landman (RL) with deep expertise in Texas real estate legalities.
- Strong background in title research, including the ability to run title chains, identify ownership clouds, and successfully navigate complex surface vs. mineral rights issues.
- Demonstrated success in negotiating and executing utility, access, and right-of-way (ROW) easements for industrial or infrastructure projects.
- Expert-level understanding of title insurance policies, ALTA surveys, and closing documentation to independently resolve diligence hurdles.
- Prior experience in a fast-paced, vertically-integrated startup culture where speed of execution is the primary metric.
