Investment Analyst

Article Student Living is hiring an Investment Analyst to join our Investments team. The Investment Analyst will support investment activities across Acquisitions & Development, Asset Management, and Debt Capital Markets. You will provide financial underwriting, modeling, and support for new investments and developments, and for the ongoing performance and financing of Article's national student housing portfolio. We offer exposure to the full life cycle of student housing investments and close collaboration with senior investment professionals. You will report to the Vice President of Investments. You will work onsite at our Chicago, IL office and may travel up to 10%. The salary range for this role is $70K - $80K, plus an annual bonus. Key Responsibilities Acquisitions & Development Assist in underwriting new acquisition and development opportunities by building detailed financial models, including return projections, sensitivity analyses, and partnership structuresContribute to the preparation of investment committee materials, board presentations, and equity partner packages that clearly present deal assumptions and risksProvide support in the transaction processes, including coordinating due diligence, communications with lenders, equity partners, and internal stakeholders, and assisting with other closing activitiesConduct market research on student housing supply, demand, comps, and broader trends to inform investment strategy Asset Management Support asset managers in monitoring property and portfolio performance versus budgets and business plans, and prepare reporting materials for investors, lenders, and capital partnersContribute to annual business plans and asset strategies by assembling data, updating models, and tracking progress on initiativesCollaborate with property management on budgets, leasing strategies, and capital projects to maximize asset valueProvide valuation and analytical support, including appraisal reviews, hold/sell analyses, and financial modeling for refinancing, recapitalization, and disposition opportunities Debt Capital Markets Support the evaluation, structuring, and execution of financing opportunities for new and existing investmentsAssist with debt underwriting, lender due diligence, and covenant compliance across the portfolioMaintain reporting and analyses of debt positions, refinancing opportunities, and market conditions Qualifications Bachelor’s degree in Finance, Real Estate, Economics, Engineering, or a related field1–2 years of experience in real estate investment, development, brokerage, investment banking, or related fieldFoundational knowledge of financial modeling, discounted cash flow (DCF) analysis, and joint-venture waterfall structuresProficiency in Microsoft Excel and PowerPoint; ability to build and manage complex financial models Professional Demeanor & Work Style Strong analytical skills, attention to detail, and ability to clearly communicate findingsOrganized and adaptable, with the capacity to manage multiple priorities in a fast-paced environmentCollaborative team player with a proactive work ethic and willingness to take initiativeProfessional presence with intellectual curiosity and eagerness to learn all aspects of real estate investment and capital marketsExhibits each of Article’s core values: authenticity, agility, accountability, and being all-in Our Benefits Comprehensive health coverage: medical (PPO or HSA), dental, and visionFlexible PTO and 13 paid holidays401(k) with 100% match up to 5%Paid parental leavePay on demandAnnual performance review and bonus program Equal Opportunity Statement Article Student Living is an Equal Opportunity Employer.
