HVAC Technician
About the role
JLL is seeking a skilled HVAC Technician to join our established operations and maintenance team at a premier facility in Atlanta, GA. This is a rare opportunity to work at a single, stationary location—no driving between sites or customers. You'll report to the same building every day, working alongside a dedicated team that values continuous improvement, cross-training, and collaborative problem-solving. Our team members have tenure ranging from 7 to 30 years, creating a stable environment with exceptional historical knowledge and strong customer relationships. As part of our proactive, team-oriented culture, you'll maintain and troubleshoot critical HVAC systems including boilers, chillers, cooling towers, and building automation systems while contributing to a workplace that prioritizes quality, professional growth, and operational excellence.
Responsibilities
- Conduct regular tours and inspections of HVAC equipment and building systems as specified in contract requirements and management directives.
- Respond to service calls, perform diagnostic troubleshooting, and execute minor to major repairs on chillers, boilers, VAV systems, cooling towers, pumps, motors, fans, and related equipment.
- Review and adjust building automation systems (BAS) to optimize HVAC performance and maintain environmental comfort standards.
- Perform comprehensive preventive maintenance including filter changes, coil cleaning, condenser flushing, tube punching, bearing lubrication, belt inspection and adjustment, motor bearing replacement, and pulley/shaft alignment.
- Monitor and maintain water chemical treatment systems for condensers, chilled water, heating water, and secondary water loops, including associated feed equipment.
- Execute facility repairs on building components including walls, flooring, ceiling tiles, painting, and plumbing fixtures (water closets, urinals, flush valves, lavatories).
- Collaborate with team members on complex troubleshooting challenges and participate in continuous cross-training on various equipment types and systems.
Required Qualifications
- Minimum 2-5 years of hands-on experience working with commercial HVAC systems, including chillers, boilers, cooling towers, and VAV systems.
- Must be a current member of Local 99-99A AFL-CIO union or eligible to join within 90 days of employment.
- Demonstrated ability to troubleshoot equipment issues independently and think creatively to solve complex mechanical problems.
- Strong team collaboration skills with willingness to cross-train on diverse equipment and building automation platforms.
- Physical capability to perform maintenance tasks including climbing, lifting, and working in mechanical spaces.
- Commitment to following safety protocols, manufacturer recommendations, and industry best practices.
Preferred Qualifications
- Technical trade school training or HVAC certification programs (on-the-job experience also valued).
- Experience with building automation systems (BAS) review and programming adjustments.
- Knowledge of water chemical treatment monitoring and maintenance procedures.
- Familiarity with preventive maintenance documentation and scheduling systems.
- Basic facility maintenance skills including minor carpentry, painting, and plumbing repairs.
- Experience working in union environments or understanding of union workplace practices.

Pay & Benefits
- Union Position: Local 99-99A AFL-CIO
- Current Pay Rate: $41.93/hour (increases to $43.19/hour on 8/31/26)
