HVAC PM Technician

About the Role

This position performs preventive maintenance on various HVAC systems to ensure efficient operation. Responsibilities include servicing air handlers (filters, belts, lubrication, cleaning drain pans), ice machine cleaning, condenser/evaporator coils, and more. The role involves cleaning and replacing key components, documenting service activities, communicating equipment conditions to management, and maintaining compliance with safety policies, OSHA standards, and HVAC regulations.

Responsibilities

• Cleans and replaces filters, belts, coils, condensate drains, and other system components to maintain equipment efficiency and performance.
• Performs preventive maintenance on refrigeration and air conditioning equipment.
• Communicates professionally with supervisor or Engineering management regarding maintenance findings, equipment condition, and recommended services.
• Maintains accurate service records, maintenance logs, inspection reports, and work order documentation using company software or mobile devices.
• Ensures compliance with company and departmental safety policies, OSHA standards, and applicable HVAC industry regulations.
• Other duties as assigned.

Requirements

• High school diploma or equivalent; trade-related tech school preferred.
• Must pass both oral and written technical proficiency tests and demonstrate skills necessary to perform job functions.
• Ability to read and work from technical manuals, blueprints, and schematics.

Skills

• Excellent written and verbal communication skills.
• Familiarity with running building management systems.
• Working knowledge of HVAC, including concepts of voltage, current, and power, and the properties and uses of electrical components.
• Knowledge of occupational hazards and safety requirements of the trade.
• Knowledge of methods, materials, tools, and practices used in the HVAC trade.

Training Requirements

• OSHA Lockout/Tagout procedures.
• Spill Prevention Control and Countermeasure training.
• Man lift training (scissor and boom lift).
• Forklift training.
• Confined space training.
• Fall protection training.

Physical Demands and Work Environment

• Ability to work in a smoking environment as well as various weather conditions, including extreme heat and cold.
• Ability to lift 50 lbs.
• Ability to bend, stoop, reach, and climb a ladder.
• Must be able to work various shifts and flexible hours.
