About the role
The Department of Facilities Services is responsible for the efficient and cost-effective operations, maintenance, and management of all Tufts University facilities, consisting of approximately 5 million square feet of space on three campuses (Somerville/Medford, Grafton, and Boston). A broad range of services support the University campuses, including: facility maintenance by all trades, capital maintenance, information technology systems for operations (work control, time capture, preventative maintenance), energy and utilities systems, recycling and waste management, event services, residential facilities coordination, grounds maintenance, and facility condition assessment and tracking. Facilities Services plays a critical role in planning for the $30M/year deferred maintenance investment.
Responsibilities
- Install, repair, adjust, maintain, and troubleshoot all heating, ventilating, and air conditioning systems, including:
- Building Automation System (BAS) – University currently utilizes Johnson Controls Metasys & Schneider Electric systems
- Refrigerant controls (metering devices)
- Chiller systems and controls
- Hermetic compressors
- Heat Pumps
- Split systems
- Packaged units
- Duct or Ductless splits
- Electric Motors (3-phase and 1-phase)
- Electric motor controls (contactors, starters, relays, disconnect, thermostats, etc.)
- Light commercial furnaces, boilers, burners and related controls (oil and gas)
- Various types of water pumps
- Intake and exhaust fans
- Unit heaters (hot water, steam and electric)
- Hand and power tools and HVAC/electrical measuring equipment
- Economizers
- Humidifiers & Dehumidifiers
- Create and maintain timely and accurate asset preventive maintenance and condition records pertaining to HVAC systems, equipment, and components utilizing the university’s continuous maintenance management system (CMMS).
- Recommend and procure spare parts for replacement as necessary.
- Understand and adhere to all university operating procedures pertaining to the use of resources, time tracking, and the logging of timely and accurate maintenance and repair activities utilizing division and university systems of record.
- Prepare parts and tools daily for each day’s activities.
- Complete work in a timely and workmanlike manner.
- Coordinate work functions with fellow workers.
- Coordinate with assigned manager for the use of non-stock University tools and ensure they are returned to the appropriate place in a timely manner.
- Participate in University-wide internal training/meetings as required.
- Attend approved Johnson Controls Metasys classes and/or training (or other vendor training approved by the managers).
- Maintain and safeguard university tools in a professional manner.
- Maintain equipment manuals and repair records.
- Maintain “in house” inventory of parts for emergency/off-hour repairs.
- Respond to on-call and overtime requirements as needed.
- Perform similar or related duties as assigned.
Requirements
- High School Diploma or GED
- Minimum of 7 years of relevant experience, including a minimum of 4 years of experience as a licensed HVAC technician
- Ability to perform minor plumbing and electrical work (as allowed by code)
- Ability to read and comprehend blueprints
- Working knowledge of computers in a Windows environment, BAS systems (JCI and Schneider helpful), and Computerized Maintenance Management Systems (MAXIMO helpful)
- Effective oral and written communication skills with the ability to read, write, and comprehend the English language
- Solid time management and organizational skills, ability to work well under pressure, and juggle multiple tasks effectively, prioritizing competing requirements
- Ability to work professionally and tactfully with fellow employees, faculty, students, and staff; deal with difficult people and/or stressful scenarios
- Maintain a professional appearance at all times and adhere to the University’s uniform policy
- Physically able to meet all job requirements
- Successful completion of CORI/SORI background and driving background checks
- Certification in EPA/DEP Universal CFC reclamation
- Massachusetts Refrigeration Technician License
- Valid US driver's license
Preferred Qualifications
- Associate's Degree or higher in relevant field
- Trade or vocational school is strongly preferred
- Proficiency in the use of Maximo CMMS system
- Valid Massachusetts Journeyman Sheet Metal License
- OSHA 10 card
Schedule
Monday - Friday; 8:00 AM - 4:30 PM at one work location. Flexibility in work schedule required due to campus-related emergencies, events occurring nights and weekends, and special events such as matriculation and commencement.

Pay
The pay rate for this position is $49.18/hour.
Bonus eligibility and criteria: The new hire must be a regular, full-time university employee and must be employed by the university when the bonus is paid out. The new hire must represent the candidate’s first contact with the university and cannot be currently employed at the university. Non-benefits eligible temporary/contract employees are not eligible. This is a one-time bonus paid in two installments: $2,500 at the new hire's 180th day of employment and the remaining $2,500 at the one-year anniversary of employment. All sign-on bonuses are considered compensation according to federal tax guidelines. The new hire must be in good standing to be eligible for payment.
