HVAC Maintenance Technician – Dayton, OH – $26–$35/hr + Quarterly Bonus

About the Role
As a Residential Handyperson/Maintenance Technician (Property Engineer), you’ll be the face of AA, representing our values and commitment to residents and the community. We’re looking for skilled, reliable, and proactive individuals who take pride in their work, uphold high standards, and are ready to make a real impact on our residents' lives. You'll be the HVAC lead for our single-family rental homes across Dayton—we call our techs Property Engineers because you run your route like you own it. Work orders hit your phone, our routing tech builds your day, you diagnose and fix. No office, no micromanager, no two trips for one job if you can help it.
Responsibilities
- Diagnose and repair residential HVAC: split systems, heat pumps, gas furnaces, package units, mini-splits
- Refrigerant work — leak detection, recovery, charging (EPA 608)
- Thermostats, condensers, blower motors, capacitors, board-level troubleshooting
- Full system installs and change-outs
- Plumbing, electrical, carpentry, and appliance calls (multi-trade days are common)
- Turns/make-readies between residents: punch lists, repairs, light renovation
- Property inspections, vacancy checks, move-in/move-out walks
- Document everything with photos in our app (iPhone/iPad — we'll train you in a day)
Requirements
- EPA Universal certification
- 3+ years hands-on residential HVAC diagnostics and repair
- Your own truck or van and your own hand tools (we reimburse tools and pay $0.76/mile)
- Valid driver's license; live within reasonable distance of Dayton
- Able to pass a background check; comfortable working in attics, crawlspaces, and lifting 50 lbs
Qualifications (Preferred)
- Advanced plumbing (water heaters, drain work)
- Electrical troubleshooting
- Prior single-family rental (SFR) or property maintenance at volume
- NATE certification
Pay
$26–$35/hr, guaranteed 40 hours per week. Top of the pay range goes to those with EPA Universal certification and strong plumbing crossover.
