About the role
The HVAC Building Maintenance Technician will work with the Maintenance Supervisor to provide support for the building and equipment to ensure a safe and comfortable environment for students and staff.
Responsibilities
- Perform routine preventative and predictive maintenance on building equipment to ensure HVAC, electrical, and plumbing systems are in constant working order.
- Diagnose and repair electronic, mechanical, and electrical components of HVAC, electrical, and plumbing systems.
- Perform electrical and mechanical repairs such as installing switches and replacing outlets.
- Repair light fixtures and replace faulty bulbs.
- Operate and perform minor repairs on the Fire Alarm system.
- Perform building rounds to check and log the status of equipment.
- Respond to emergency situations to resolve issues immediately.
- Provide ice/snow removal or de-icing at entrance ways during inclement weather to ensure safe access.
- Observe all company procedures and safety rules.
- Repair leaks in drains and faucets.
- Perform minor repair and painting of walls as required.
- Handle materials at receiving docks and deliver within the building.
- Maintain and repair door hardware.
- Troubleshoot and repair irrigation systems.
- Move furniture and chairs as needed.
- Maintain inventory of maintenance equipment and supplies.
- Inspect, repair, and replace motors, pumps, valves, and boiler systems.
- Available for emergency needs after hours.
- Participate in company-provided training opportunities.
- Clean mechanical rooms and equipment.
- Participate in an after-hours on-call rotation, including availability for coverage during designated weekday evenings and scheduled weekends throughout the year.
- Work independently in a timely manner.
- Perform other duties as assigned by the Maintenance Supervisor or their designee.
Requirements
- High school degree or equivalent.
- Five (5) years of HVAC experience.
- Five (5) years of experience in all phases of building maintenance.
- Trade school training.
- EPA Certification.
Preferred Qualifications
- HVAC Contractor’s License.
- Ten (10) years of HVAC experience in a commercial/educational environment.
- Ten (10) years of experience in all phases of building maintenance.
- EPA Universal Certification.
- OSHA knowledge in the field of experience.
- Building Automation System (BAS) experience.
- Experience in leadership and supervision.

- Strong troubleshooting and problem-solving skills involving plumbing, electrical, and HVAC.
- Ability to read and interpret blueprints, plans, and manuals.
- Experience in the safe operation of tools and heavy equipment, such as boom lifts and scissor lifts.
- Professional work ethic with attention to detail.
- Knowledge of safety equipment in the maintenance field.
Physical and Sensory Abilities
- May be exposed to short, intermittent, and/or prolonged periods of sitting and/or standing.
- Required to use various types of equipment/supplies to accomplish job duties, including ladders, lifts, power tools, etc.
- Ability to push, pull, carry, or maneuver heavier items (with additional manpower or appropriate devices); carry ladders, work from heights, work in small crawl spaces, etc.
- May be required to accomplish job duties using various types of equipment/supplies such as pens, pencils, calculators, computer keyboards, telephones, etc.
- May be required to transport oneself to other campus offices, conference rooms, and occasionally off-campus sites for meetings, conferences, workshops, seminars, etc.
- May require significant travel or work away from campus.
- Requires attendance at events representing the college both within and outside the college setting.
- Frequently required to work at a desk, conference table, or in meetings of various configurations.
- Frequently required to see for purposes of reading matter.
- Frequently required to hear and understand speech at normal levels.
- Occasionally required to lift items in a normal office environment.
- Occasionally required to lift items up to 60 lbs.
- Frequently required to operate office and presentation equipment.
