About the Role
The Housekeeper/Maintenance Technician is responsible for maintaining the overall cleanliness, appearance, safety, and functionality of the apartment community in accordance with company standards, policies, and procedures. This position demonstrates initiative, professionalism, integrity, personal accountability, and discretion while maintaining confidentiality.
Responsibilities
Housekeeping Duties
- Clean unfurnished apartments to make ready for new residents, including:
- Completely clean bathroom and kitchen (appliances, countertops, cabinets, floors, bathtub, toilet, sinks, mirrors)
- Vacuum carpeting and vinyl
- Dust shelves in closets
- Clean windows and blinds
- Clean rental office daily:
- Dust furniture, vacuum carpet and upholstered furniture
- Wipe down kitchen area
- Sweep copier/storage area
- Empty trash
- Clean all glass on doors and windows
- Clean community common areas:
- Pool area: wipe down tables and chairs, straighten lounge chairs, sweep pool deck
- Restrooms: mop daily, scrub toilets, refill supplies (toilet paper, soap, paper towels, seat covers); check twice daily
- Fitness center: vacuum daily, wipe down equipment with cleaner
- Laundry rooms: sweep under/behind equipment, wipe down washers/dryers, empty lint traps/trash, mop floors, clean windows/sills/doors
Maintenance Technician Duties
- Follow all safety procedures and regulations
- Perform maintenance service requests (work orders) and complete related paperwork professionally
- Perform scheduled maintenance turnover work for vacant apartments using checklists and company policies
- Report safety concerns and community appearance to Property Management Staff
- Provide on-call maintenance for evenings, weekends, and holidays as scheduled
- Remove visible trash or garbage on the property
- Perform other duties as assigned by management
Requirements
- High School diploma or equivalent required
- Previous apartment, building maintenance, housekeeping, custodial, or related experience preferred
- HVAC certification preferred
- Specialized training or experience in HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance preferred
- Knowledge of First Aid and safety procedures
- Basic computer skills, including work order management

- Cooperative and professional attitude with supervisors, co-workers, residents, vendors, and customers
- Strong customer service skills and professionalism
- Ability to perform housekeeping, custodial, and maintenance tasks (cleaning, painting, carpentry, electrical, appliance repair, HVAC, plumbing, pool maintenance, general repairs)
- Safe operation of hand and power tools
- Effective verbal and written communication skills
- Strong time management, organizational, planning, and coordination skills
Work Environment
- On-site at the apartment community; regular interaction with residents, vendors, and internal/external customers
- Work schedule varies based on property needs; typical hours 8:30 a.m. to 5:00 p.m., Monday through Friday
- Weekend work (Saturday/Sunday), overtime, and on-call assignments may be required
- Flexibility in scheduling and availability is required
Physical Requirements
- Frequently stand, walk, sit, use hands, reach, stoop, kneel, crouch, crawl, carry, push, pull, talk, and hear
- Lift and/or move up to 50 pounds
- Safely operate hand and power tools
- Occasional driving during work
- Maintain sufficient physical capability to perform all assigned responsibilities safely and effectively
