Responsibilities
- Complete assigned work orders generated from service requests in a timely manner.
- Oversee property grounds and amenities by performing general cleaning such as trash and debris disposal, pressure washing breezeways and pool areas, and painting curbs and signage as needed.
- Proactively diagnose property issues and provide solutions in accordance with Hines policies, standards, and code requirements.
- Identify areas for improvement and suggest ways to enhance efficiency and productivity.
- Prepare vacant apartment homes for leasing and new move-ins via inspection, scheduling with contractors and vendors, and completing all maintenance tasks.
- Handle all documentation and paperwork accurately without disrupting other service requests.
- Practice proper safety techniques with mechanical or electrical equipment malfunctions; report injuries, accidents, or safety issues to the appropriate contact.
- Support cost-cutting and expense control programs by verifying parts meet repair standards rather than opting for complete replacement when possible.
- Follow guidelines for the proper and safe usage of hand/power tools, testing equipment, safety devices, and ensure items are returned after use.
- Notify supervisors about needed items and evaluate reordering needs without waste.
- Understand and follow all current emergency procedures.
- Adjust and operate fire alarm and life safety systems.
- Maintain functional knowledge of Hines policies and standards.
- Operate, adjust, perform maintenance, and repairs on mechanical, appliance, electrical, plumbing, and HVAC-related equipment.
- Successfully complete all required training programs within designated timeframes.
- Possess computer skills to administer work order programs and building operations.
- Compute basic mathematical equations.
Requirements
- High school diploma or equivalent from an accredited institution (preferred).
- Two or more years of property maintenance or related industry experience.
- EPA Type I & II or Universal certification strongly preferred for refrigerant recycling.
- When applicable, obtain required city and/or government licenses or permits (e.g., EPA certification for refrigerant recycling, Pool & Spa Operator).
- General knowledge of plumbing, electrical, general carpentry, HVAC, and appliances.
- Excellent interpersonal and communication skills.
- Attention to detail, organization, and strong multitasking abilities.
- Ability to work an on-call schedule and overtime as business needs require.
Work Environment
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time.
- Use olfactory, auditory, and visual senses.
- Work standing all day.
- Lift 25 lbs. or more.
- Climb up and down stairs and ladders.
- Access remote work areas and confined spaces (e.g., crawl spaces, roofs).
- Use full range of manual dexterity (e.g., sitting, squatting, bending, kneeling, walking, and lifting).
- Meet shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
Pay
$18.60/hr - $27.50/hr
