About the Role

As a Groundskeeper at RangeWater, you will maintain the exterior physical features of the community, ensuring the grounds, amenities, and overall curb appeal meet company standards. You will also complete minor repairs as directed by the Service Manager.

Responsibilities

  • Inspect the community throughout the day to remove litter, debris, and pet droppings.
  • Ensure all common areas, office space, and amenities are neat and free of litter inside and outside.
  • Remove trash and remaining items from vacant apartments before make-ready, transfer trash to dumpster/storage, and maintain these areas.
  • Complete service requests as assigned.
  • Distribute notices and communications to residents.
  • Report any observed hazards or dangerous situations to the supervisor.
  • Demonstrate customer service by treating residents and others with respect, answering questions, and responding to complaints.
  • Comply with safety and risk-management policies, including attending safety meetings and completing required training.
  • Perform other duties as assigned.

Requirements

  • Must be available to work weekends when scheduled.
  • Must be able to perform essential job functions unaccompanied.
  • Works inside and outside of apartment buildings and all property areas, including amenities.
  • Frequent exposure to outside elements (temperature, weather, odors, and/or landscape).
  • Ability to work in a stressful environment and maintain professionalism with co-workers and residents.

Qualifications

  • High School Diploma or GED equivalent.
  • Preferred: Property management and customer service experience sufficient to manage day-to-day grounds operations.
  • Rudimentary computer skills to access company software and perform standard tasks.
  • Current valid driver’s license.

Physical Requirements

  • Must be able to push, pull, lift, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.
  • Frequently required to stand, walk, reach, climb, stoop, and squat.
  • Routine local travel may be required for business-related errands, meetings, and training.

Schedule

  • 40 hours per week, often starting up to two hours before the leasing office opens.
  • Typical site hours (may vary by location):
    • Monday – Friday: 9 AM – 6 PM
    • Saturday: 10 AM – 5 PM
    • Sunday: 1 PM – 5 PM
