Groundskeeper - Botanic at Ingleside

Responsibilities

• Maintains all common areas and grounds of the community in a clean, attractive condition.
• Keeps property in "inspection-ready" condition at all times.
• Inspects the overall cleanliness of the community each morning, including all public and common areas.
• Keeps streets and curbs free of debris and monitors throughout the day.
• Removes trash; ensures that all trash chutes are clean and smell fresh.
• Runs the trash compactor every morning and throughout the day as needed.
• Keeps pad area clean.
• Pays special attention to grounds and picnic areas during monthly landscaping "ground walks."
• Empty trash in all common areas, if applicable.
• Ensures the Leasing Office parking lot and front entrance are kept neat and clean at all times.
• Tests pool/spa chemical levels and records readings on the record log daily.
• Neatly arranges pool furniture and sweeps/cleans decks as needed.
• Maintains a clean and orderly pump room.
• Keeps grills in the picnic area clean and equipped with wire brushes.
• Replaces lava rock as needed.
• Rakes gravel in the picnic area regularly.
• Checks the condition of hoses and nozzles in the car wash area as needed.
• Cleans car vacuum as needed.
• Keeps breezeways free of debris and cobwebs, and cleans lights as needed.
• Keeps building entrances clean.
• Removes snow and ice in inclement weather and keeps sidewalks and building access free of hazards, as applicable.
• Affords assistance to Maintenance Manager in various maintenance functions to ensure the smooth operation of the property.
• On occasion, you may be required to climb down into the trash compactor hopper to remove obstructions.
• Reports any problems that need management attention.
• Must secure equipment in a locked room at the end of each day.

Qualifications

• Valid drivers license (free from major moving violations) and dependable transportation.
• Must be able to use various hand tools and test equipment.
• Must be able to bend, stoop, and kneel for extended periods of time.
• Must be able to push and pull up to 300 pounds on wheels.
• Must be able to lift up to 50 pounds.
• Must be able to climb ladders of up to 40 feet in height.
• Must be able to use a hand-truck and/or company vehicles.
