General Manager - Residential Property Management

An associate in this position will be assigned by the VP to manage different properties in a region or regions, typically for short to medium-term assignments, though long-term assignments are possible. These assignments may involve working in the absence of the regularly assigned manager or at a troubled property.

Responsibilities

  • Provide day-to-day and ongoing supervision, management, and leadership of a team of employees, including recruiting, engagement, performance management, coaching, workplace conflict resolution, compensation administration, and enforcement of workplace policies.
  • Oversee operational and financial management, including reviewing monthly financial reports, preparing owner reports, and attending asset management meetings.
  • Answer questions from owners, government agencies, financial institutions, auditors, accounting, staff, and others.
  • Supervise all on-site staff, including hiring, training, supervision, and corrective measures; determine productivity standards and track individual performance.
  • Maintain awareness of market and industry conditions and trends; evaluate market conditions and comparable properties.
  • Prepare and implement annual budget in coordination with owners and asset managers; monitor property budget daily and control expenses.
  • Physically inspect the interior and exterior of every community within the portfolio monthly; make recommendations for repairs or replacements.
  • Maintain a positive customer service attitude and address resident concerns as needed.
  • Review leases, rules, regulations, contracts, licenses, rent schedules, personnel files, resident files, delinquency reports, bank deposits, equipment inventory, and inspections.
  • Conduct staff meetings to communicate company news, directives, and goals; ensure mutual understanding and receive feedback.
  • Enforce company policies, safety rules, and compliance with reporting incidents; ensure associates follow safety standards and training.
  • Negotiate contracts (without signing authority) and prepare for regulatory agency inspections.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws.
  • Manage and oversee assigned communities to maximize efficiency and profitability while maintaining service levels and curb appeal.
  • Ensure all physical aspects of the property are functional and attractive through daily inspections and expense management.
  • Maintain an adequate number of market-ready and show-ready units; work with the turnover team to manage unit readiness.
  • Adhere to all local, state, and federal housing requirements related to leasing and property management.
  • Oversee all marketing efforts, including online advertising, signage, collateral, SEO/PPC campaigns, and Internet Listing Services.
  • Maintain excellent customer service relationships with both internal and external customers.
  • Communicate effectively with staff and ensure compliance with personnel management standards; serve as the on-site HR contact.
  • Direct efforts to ensure purchasing and invoicing guidelines are followed; ensure timely completion of salary, bonus, and compensation paperwork.
  • Recruit, hire, train, and motivate a high-performing team; participate in company training classes and meetings.
  • Operate and understand company software programs; ensure staff is properly trained in their respective programs.
  • Work with the Regional Manager to evaluate and recommend changes to rent/pricing strategies; ensure websites and printed materials are accurate and updated.
  • Perform and document associate evaluations, including performance reviews, corrective action reviews, and termination paperwork.
  • Assist the Regional Manager with additional responsibilities as required.
  • Perform other tasks or duties as assigned by the supervisor.

Requirements

  • Minimum of five (5) years of experience in multi-family residential property management as a supervisor.
  • Ability to read and write English fluently, perform intermediate mathematical functions, and operate on-site resident management software.
  • Hold and maintain all required certifications for property management, including affordable housing, tax credit, and other licenses or designations (COS is required).
  • College degree preferred but not required.
  • Professional accreditations are preferred.

  • Strong leadership and team management skills, including the ability to motivate and communicate effectively with owners, residents, prospects, agencies, staff, and vendors.
  • Excellent administrative and organizational skills; ability to juggle multiple projects and tasks simultaneously.
  • Ability to think rationally during a crisis and manage time effectively.
  • Strong customer service orientation and understanding of sales and marketing concepts.
  • Knowledge of on-site maintenance requirements, including vendor and contractor management.
  • Ability to close a sale and operate personal computers and company software (e.g., Outlook, MS Word, Excel, Realpage/OneSite).
  • Basic to advanced knowledge of internet usage and ability to learn new programs or systems as needed.

Physical Demands

  • Capable of physically accessing all exterior and interior parts of the property and amenities.
  • Able to push, pull, lift, or maneuver weights of up to 20 lbs. independently and 50 lbs. with assistance.

Schedule

  • Ability to work any of the seven days of the week, 52 weeks a year, including overtime when requested.
  • Must be available for on-call duties as scheduled or necessary.
  • Travel may be required for company gatherings or resident events, including after-hours commitments.

Pay

This exempt role has an anticipated annualized base salary range of $90,000–$95,000 for a new employee, depending on experience, qualifications, and other relevant factors. The position may be eligible for discretionary and/or performance-based bonuses.
